Reap Management is currently seeking a dynamic and experienced Area Manager to join our team. In this pivotal role, you will lead and shape the success of multiple properties within your assigned area, ensuring they align with our mission and core values.

As an Area Manager at Reap Management, your influence will extend beyond day-to-day operations, shaping the success and reputation of multiple properties within your portfolio.


Key Responsibilities:

Operational Management:

  • This position will be based within one of our properties, where you will oversee daily operations. Additionally, you will manage operations across multiple other properties, ensuring consistency in adhering to company policies and procedures.
  • Manage and mentor on-site property managers and staff, providing guidance and support to achieve operational excellence.
  • Conduct regular property inspections to ensure high standards of maintenance and curb appeal.
  • Lead by example and maintain a positive work environment. 


Financial Oversight:

  • Manage property budgets, including operating expenses and capital improvements.
  • Monitor and analyze financial performance, including rent collections, operating costs, and profitability.
  • Implement cost-saving measures while maintaining property quality and resident satisfaction.


Resident Relations:

  •  Address resident concerns and resolve issues in a timely and professional manner.
  •  Ensure high levels of resident satisfaction and retention through effective communication and problem-solving.
  •  Oversee leasing processes, including marketing strategies, tenant screening, and lease negotiations.


Marketing and Leasing:

  •  Develop and implement marketing strategies to attract and retain residents.
  •  Analyze market trends and competitive properties to adjust pricing and leasing strategies accordingly.
  •  Collaborate with leasing teams to maximize occupancy and revenue.


Compliance and Risk Management:

  •  Ensure properties comply with local, state, and federal regulations, including Fair Housing laws.
  •  Manage property insurance and handle risk management issues.
  •  Implement and oversee safety and emergency procedures.
  • Oversee the collection and eviction process to ensure strong financial results while maintaining strict compliance with legal requirements.
  • Capable of representing the community in court for eviction filings, ensuring all legal proceedings are handled with professionalism and accuracy.


Reporting and Administration:

  • Prepare and present regular reports on property performance, including financials, occupancy, and maintenance issues.
  • Maintain accurate and up-to-date records for each property.
  • Utilize property management software for reporting and operational tasks.
  • Actively participates in regular meetings and training sessions to stay informed and continuously improve skills


Marketing:

  • Develop and recommend targeted marketing strategies to meet property performance goals while ensuring maximum cost efficiency.
  • Provide consultation and guidance to on-site managers on rent adjustments, aligned with availability and current market conditions.
  • Conduct comprehensive market surveys, making data-driven pricing and operational adjustments to remain competitive within the local marketplace.
  • Maintain a deep understanding of the sub-markets for all properties under supervision to optimize property positioning.
  • Facilitate ongoing training for leasing teams, including monthly sales and marketing seminars, to enhance skills and performance.
  • Review quarterly shopping reports with site personnel, ensuring that quality, enthusiasm, and motivation remain at or exceed expected standards.


Special Projects:

  • Tour visitors, such as investors, partners, lenders or brokers.
  • Participate in special assignments from time to time as directed by the Vice President of Operations


Qualifications:

  • Progressive advancement within the multifamily industry.
  • At least 10 years experience in the multifamily industry with at least 3 years experience as a multi-site, area, or regional manager. 
  • Long term focus and desire to work in a fast-paced, growing organization.
  • Consistent attention to detail, strong organizational skills
  • Excellent written and verbal communication skills
  • Ability to listen, understand goals, and think creatively
  • Experience with property management software, such as AppFolio, is a plus.
  • Valid driver's license and auto liability insurance required
  • Reliable transportation
  • Professional-level proficiency in Spanish is a plus but not required.


Physical Demands:

  • Ability to climb up to four flights of stairs to access apartments.
  • Ability to walk several acres to tour community.
  • Some lifting; up to 25lbs.
  • Ability to sit or stand for long periods at a time.
