POSITION SUMMARY
Facilitates the development and implementation of all capital projects performed across facilities of the Recreation Centers of Sun City West (RCSCW). Manages capital projects in a timely and cost-effective manner. Reports to and takes direction from the Facilities Maintenance Manager.
ESSENTIAL DUTIES AND RESPONSIBILITIES: (This list is not intended to detail all aspects of the assigned work but is representative of the job’s overall responsibilities.)
- Prepares, reads, and interprets blueprints and floor plans for new and existing projects; prepares cost estimates for capital repairs and remodeling projects.
- Responsible for coordinating, planning, prioritizing, and assignment of capital projects.
- Prepares bid packets, scope of work and contracts.
- Upon contractor selection, coordinates and maintains oversight work performance.
- Facilitates the project plans process to Maricopa County for review and permitting.
- Multi-tasking multiple ongoing projects utilizing project and organizational scheduling methods ensuring milestones and deadlines are on target and being met.
- Assists the Facilities Maintenance Manager in the preparation and recommendation of department budget; participates in the overall capital budget development, and the project planning process of reserve funded repair and replacement projects, assists in the administration and monitoring of all expenditures from the capital projects budget and operational budget.
- Works with the senior management team providing recommendations; the development of both short and long term projects and manages those projects over the Capital Improvements five-year plan.
- Represents the Facilities Maintenance Manager & General Manager at public meetings making detailed live presentations to the Governing Board and community members and answering questions from both. Maintains consistent record keeping of historical and current Capital Projects, Facilities Roof Management, Facilities Asphalt Management programs and digital records.
- Ability to read, analyze, and interpret general business, blueprints, periodicals, professional journals, technical procedures, or governmental regulations.
- Ability to write reports, business correspondence, and procedure manuals.
- Ability to work with a diverse 55 senior community which welcomes community involvement and feedback while understanding the need for flexibility.
- Performs additional duties and responsibilities as assigned and or required.
- Maintains consistent record of acceptable onsite attendance and punctuality per policy guidelines.
CERTIFICATES, LICENSES, REGISTRATIONS
Valid Arizona driver's license and good driving record for insurance purposes.
SUPERVISORY RESPONSIBILITIES
This position supervises has no supervisory responsibilities.
QUALIFICATIONS

EDUCATION and/or EXPERIENCE
Sufficient Training and education to demonstrate possession of required knowledge, skills and qualifications are required.
- High school diploma or general education degree (GED)
- Previous verifiable licensed general contractor in residential or small commercial experience and/or 3 years of successful commercial construction project management.
- Basic knowledge of structural building and codes.
- Ability to read, understand and interpret blueprints.
- Strong negotiating skills with vendors, contractors, and subcontractors.
- Experience in field of recreation or maintenance, or college degree/coursework in recreation or business
- An equivalent combination of school and experience may be used
- Must have solid working knowledge of Microsoft Office Suite with an emphasis on, Excel, PowerPoint, Outlook, and Word.
- Create lightly detailed schematics or floor plans related to projects.
PHYSICAL DEMANDS
Work is conducted in a dynamic, fast-paced facility setting with moderate to loud levels of noise. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
