What are the responsibilities and job description for the LTE Housing Maintenance Technician (Rehab) position at Red Cliff Housing Authority?
Job Overview
This is a key position in the Maintenance Department. Performs required and corrective (repair) maintenance to building surfaces, fixtures, systems, and equipment. Performs manual labor, residential maintenance-related tasks, carpentry, building trade work, grounds care, and custodial duties to keep housing projects in a decent, safe, and sanitary condition. Term is expected to run for 3-4 months. Emergency, Special Projects: Ready vacant units for occupancy.
Essential Duties and Responsibilities:
- Perform maintenance/rehabilitation duties in an efficient and timely manner.
- Follow RCCHA Personnel Policies, Maintenance Policy, and Uniform Building Codes.
- Submit completed work orders to the Supervisor.
- Perform minor electrical wiring, and replacement of electrical switches and receptacles, install and test smoke alarms, check circuit breakers and fuses, and locate electrical shortages.
- Replace and install appliances, water heaters, sump pumps, exhaust fans, and any mechanical equipment associated with such apparatus installation.
- Perform carpentry duties including; tiling and floor replacement, drywall, trim, framing, plumbing, and balancing, door installation, siding, installation of handicap ramps and other handicap accessories or equipment, all duties associated with roof repairs and/or roof replacements, door knob and lock change out and installation.
- Perform carpentry duties which include window and screen repair and replacement, countertop replacement, cabinet installation, and repair.
- Perform minor plumbing maintenance repairs and replacements including stop-ups in the sink and toilet system and locate and dig up the septic system when required.
- Responsible for checking punch list items upon completing maintenance/rehab activities of units before tenant occupancy.
- Follow the inventory system procedure and ensure proper use of RCCHA material, equipment, and tools.
- Ensure safety of self and co-workers and follow all safety rules and policies.
- Perform manual snow removal, shoveling off roofs and sidewalks and raking.
- Attend required meetings and attend/participate in any job-related training as assigned.
- Perform other related maintenance/rehab duties as assigned.
Supervisory Authority:
- None, but may work with a helper/laborer.
Qualifications:

Education and/or Experience:
- High School diploma or HSED (required) and technical building trade or maintenance experience.
- Knowledge of methods, practices, tools, and materials used in major building trades.
- Knowledge of HVAC experience.
- Knowledge of applicable codes, occupational hazards, and safety practices.
Mechanical Skills
- Utilizes a wide range of powered/non-powered hand tools such as drills, sanders, sewage line cleaners, saws, hammers, pillars, screwdrivers, wrenches, oilers, and volt-ohm-amp meters.
- Operates and maintains powered/non-powered grounds care equipment such as tractor mowers, riding/push mowers, edgers, trimmers, vacuums, blowers, sprayers, spreaders, chain saws, shovels, axes, wheelbarrows, hoes, saws, hedge clippers.
Abilities:
Ability to read, write, and follow instructions. Ability to do mathematical calculations. Ability to perform heavy manual labor.
Certificates, Licenses, and Registrations:
Must have a valid Wisconsin State Driver's License, vehicle, and appropriate vehicle insurance coverage. Must be eligible to be added to RCCHA's vehicle insurance policy and maintain driver's eligibility to obtain and maintain employment.
