Job Overview
Red Pine Capital Management is a real estate, venture capital, and private equity asset manager based in Rochester, MN. We are looking for an experienced real estate asset manager to manage all aspects of a growing commercial and residential real estate portfolio. This role will oversee property management and maintenance personnel, and will run the leasing and renewal processes for the organization.
Duties
Asset plan
- Support in the development and implementation of strategic business plans for each asset that will govern its daily operations and position in the market
- Closely monitor all elements of financial performance
- Focus on maximizing value to meet or exceed budgets
Leasing
- Work with brokers to monitor market conditions and competition, negotiate and execute all leases
- Evaluate, negotiate and execute on renewal opportunities within the portfolio
- Create a merchandising plan to improve tenant mix and/or tenant credit at each asset under management
Property Management
- Coordinate with property management team to maintain high-quality assets
- Partner with property management to create budgets to maximize income, control expenses, and strategically plan for capital improvements
Construction
- Work with construction vendors on tenant buildouts and white-boxing, making sure the timing of work adheres to relevant lease language and internal targets
- Act as Project Manager for ground-up developments, working with architects, contractors, city officials, and other stakeholders
Reporting
- Work with VP of Finance to develop analytical tools to allow leadership to better understand the state of the portfolio and streamline work processes
- Maintain forecasts on existing portfolio
- Ensure timely execution of all Investor reports, budgets, and deliverables
Requirements
- Bachelor’s degree in Finance, Business Administration, Real Estate, or a related field is preferred.
- Strong understanding of real estate financial concepts and principles.
- Proficiency in math and analytical skills for effective problem-solving.
- Familiarity with financial software tools is advantageous.
- Previous experience or internships in commercial real estate or financial analysis is a plus.
- Excellent research skills with the ability to synthesize information effectively.
- Strong communication skills, both verbal and written, for clear reporting and presentations.
- Ability to work collaboratively in a team-oriented environment while managing multiple tasks efficiently.
