Red Rock Realty Group, Inc, is an established commercial real estate company located in Birmingham, AL. The Commercial Property Manager manages all operations, administration, and maintenance of an assigned multi-owner commercial real estate portfolio in accordance with the management contract, with the purpose of maintaining and increasing the value of the assets.
REPORTS DIRECTLY TO: Executive Vice-President, Commercial Management
PRINCIPAL JOB RESPONSIBILITIES:
The duties and responsibilities of this position consist of, but are not limited to, the following:
- Responsible for maintaining the integrity of the asset and maximizing the returns of the asset in accordance with company policies and procedures and following ownership objectives.
- Serves as the main point of contact to establish and maintain positive relationships with tenants, property owners and vendors.
- Responsible for positive and prompt response to tenant requests and implementation of ongoing contact programs to constantly assess tenant needs, and to assure problems are being solved within the parameters of tenant leases.
- Oversee monthly collection of rent and other tenant receivables.
- Review and approve, in a timely manner, all expenditures in accordance with the budget.
- Complete monthly reports to include review of accounting information to ensure accuracy and adherence to Budget and Business Plan, and provide a monthly assessment of current building management operations, occupancy, etc.
- Responsible for the preparation and accuracy of annual NNN and operating expense reconciliations.
- Prepare and manage annual operating and capital budgets.
- Select, supervise, and review all contractual services.
- Ensure that services are provided promptly, and in compliance with policies, procedures, regulations and contractual obligations and standards.
- Compile, maintain and update information and documentation as required: lease abstracts/tenant contact information, vendor insurance certificates, tenant insurance certificates, vendor service agreements, tenant compliance documents, etc.
- Maintain property files and documentation in hard files, network folders and online management software for reports and documents identified above.
- Ensure periodic regular property inspections. Recommend and/or approve alterations, maintenance, and reconditioning as needs arise.
- Provide prompt follow-up on actions items noted during all property visits.
- Delegate calls to appropriate service technicians and follow up with technicians, tenants and/or clients as needed. Use work order management system to open, facilitate and close all maintenance requests.
- Liaison with other departments within the company to provide a team approach to the management of real estate. Coordinate the activities not directly controlled by the manager but directly related to each property i.e.: insurance monitoring, leasing, marketing and promotions, capital improvements, construction coordination, and legal services.
- Establish and maintain collaborative working relationships between departments, with coworkers and particularly with other members of a project team. Keep abreast of new technologies, systems and procedures related to property management.
- Other duties as assigned.
ESSENTIAL SKILLS:
- Proficiency in Microsoft Office Suite.
- Strong knowledge of financial terms, principles and accounting procedures.

- Experience maintaining tenant and vendor relations.
REQUIREMENTS:
- 5-7 years commercial property management experience in office & retail.
- Bachelor’s Degree (BA/BS) from a four-year college or university.
- Strong financial reporting and analysis ability with an understanding of budgeting and CAM reconciliation process.
- Ability to comprehend, analyze, and interpret leases and other business documents.
- CPM, RPA or CMCP designation or candidacy.
- Must have a valid driver’s license, proof of liability insurance (company required levels) and a good driving record.
- Valid real estate license.

Verifiable Experience MUST be in Commercial Real Estate Portfolios (Office/Retail/Commercial/Mixed-Use)

Pay: $70,000.00 - $75,000.00 per year
