What are the responsibilities and job description for the Maintenance (Independent Contractor) position at Red Stick Brothers, LLC?
We are a property management company with over 200 rental properties throughout Baton Rouge. We are in search of an independent contractor who can perform maintenance repairs, schedule vendors, organize maintenance supplies, replace HVAC when needed and complete preventative maintenance tasks. This is a Monday-Friday position from 7am-3pm (hours are flexible). Weekends and afterhours are not requried.
Job Duties and Responsibilities:
- Plan and assist in the make ready process for vacant units; schedule vendors and follow up to ensure quality work
- Completion of assigned tasks for repairs and improvements
- Must be competent in all phases of maintenance including appliance repairs, plumbing, electrical, HVAC, carpentry, etc.
- Complete occupied and vacant unit inspections weekly
- Maintain an adequate inventory of parts and supplies
- Maintain HVAC logs
- Ensure the parts and storage areas are organized and secured
- Use of basic hand tools and power tools
- Perform preventative maintenance tasks as needed including changing filters, cleaning coils, etc.
Qualifications:
- HVAC replacement experience and certification
- Maintenance specific experience
- Customer service oriented
- Strong communication skills
- Truck for transposition to jobs and carry supplies
