What are the responsibilities and job description for the Property Accountant position at Red Stone Properties?
HH Fund focuses on investing and managing student housing apartments in the United States, along with full range of student services. HH-Fund has a “value-add” strategy that includes launching a lease-up marketing plan for vacant units, attracting international students, and reducing operating costs to improve management efficiency. This position involves being responsible for all accounting, financial reporting, and analysis related to a specific portfolio of properties. The Property Accountant will report to the Accounting Director and will collaborate closely with members of the property management, development, acquisition, and leasing teams. The goal is to ensure accurate recording of transactions and effective reporting to the Executive Management team.
Responsibilities may include but are not limited to:
- Responsible for the preparation and review of financial statements for each property, including the preparation and posting of all required month-end journal entries.
- Record monthly adjusting and accrual entries.
- Update fixed asset system for additions and disposals and record monthly depreciation/amortization.
- Monitor cash balances and recommend capital calls and distributions from/to investors.
- Prepare reports/documents to external auditors and maintain applicable documentation.
- Prepare monthly financial statement analysis according to GAAP with variance reporting.
- Assist in preparing items for audits and tax returns to external CPA.
- Reconciliation of outstanding debt to bank statements.
- Capitalization of costs in accordance with IRS guidelines.
- Maintain fixed asset ledgers and roll forward of capital accounts.
- Responsible for all compliance related matters pertaining to the portfolio.
Qualifications:
- Bachelor’s Degree (B.A./B.S.) from four-year college or university.
- Property/Real Estate Accounting experience preferred.
- Working knowledge of GAAP and financial reporting.
- Experience within fast paced, deal-oriented organizations.
- Very Strong communication and interpersonal skills with ability to directly work with Executives / Department Heads to set and enforce appropriate policies and procedures.
