```Duties```
- Lead a team of maintenance staff in performing various maintenance tasks.
- Develop and implement preventive maintenance programs to ensure the efficient operation of equipment and facilities.
- Complete work orders - service requests - on a daily basis
- Conduct regular inspections to identify and address maintenance needs.
- Coordinate with property manager to schedule maintenance activities and minimize disruption to operations.
- Troubleshoot and repair mechanical, electrical, and plumbing systems as needed.
- Maintain accurate records of maintenance activities, including work orders, repairs, make readies and equipment inventory.
- Fabricate or modify parts using machining or other techniques.
- Ensure compliance with safety regulations and company policies.
```Requirements```
- Proven experience in apartment maintenance.
- Strong leadership skills with the ability to lead and train a team effectively.
- Proficiency in reading and interpreting schematics, blueprints, and technical manuals.
- HVAC Certification - EPA Universal
- Excellent problem-solving skills with the ability to diagnose issues and implement effective solutions.
- Ability to communicate effectively in English and Spanish, both verbally and in writing.
- Strong customer service skills with a focus on providing high-quality service to internal stakeholders.
- Ability to perform physical tasks such as lifting heavy objects, climbing ladders, and working in confined spaces.
