POSITION SUMMARY
As an Assistant Manager, you’ll put your customer service and property management expertise to work in assisting your Multi-Site Manager in all community operations with an emphasis on accounts payable and accounts receivable. You’ll have direct contact with our customers and will serve a key role in maintaining and enhancing our customer service platform. As an independent thinker, you will have the authority to make decisions and accept a high level of accountability for your performance.
Our Assistant Managers are critical members of our team working side by side with the Multi-Site Managers to maximize operating performance for our properties. They’re responsible for providing great customer service – the cornerstone of the RedPeak experience – and keeping the community running smoothly. Be ready to be busy! You may need to work on weekends, but no weekend evenings.
KEY ACCOUNTABILITIES AND RESPONSIBILITIES
Leadership (25%) - Serve as a strategic leader by supporting and being a partner to the Multi-Site Manager, and providing insight and feedback as needed.

Resident Satisfaction (25%) – Ensure delivery of customer service standards to maximize resident satisfaction by delivering RedPeak standards, including being responsive to resident needs, challenges, and expectations for delivery.

Work with the Move-In Coordinator to ensure any upcoming move-ins are taken care of and no issues will arise before move-in day occurs.

Leads team and supervises vendors to ensure all residents receive professional service in every area of property operations.

Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.

Deliver the highest-level service through effective communication, needs anticipation and consistent execution, and will make the resident at the forefront of business efforts, resulting in increased satisfaction, reputation, renewals, and revenue.
Property Quality Control and Operations (25%) – Ensure quality control of physical assets meets RedPeak standards to ensure maximized occupancy, and minimized resident turnover, and disruption due to capital projects. Oversees and maintains property compliance with local and state regulations by ensuring inspections are completed on time to maintain permits.

Ensures the properties under management are maintained to the highest standards vs. comparable properties in the market.

Inspects community grounds, vacancies, and common areas to ensure they are in top condition. If issues arise, own it, and take care of the problem before pushing it to someone else.

Assist Multi-Site Manager in day-to-day community operations, ensuring that all RedPeak Properties policies and procedures are being followed; ensures all employees are current on training

Maintain positive relations with all community vendors; provide vendors with applicable service expectations and obtain and approve bids for vendor-aided community projects ensuring coverage of the necessary scope of work
Financial Management (15%) – Meets or exceeds property financial goals by optimizing savings and opportunities through effectively managing and creating financial reports, and budgets, and identifying ancillary opportunities. Ensure invoices are received and paid in accordance with requirements.

Maintain a stabilized fiscal operation; including all aspects of the overall community budget and finances and achieves objectives for property financial performance.

Monthly posting of rent charges including utility charges if applicable; rent collection and delinquency management; managing write-offs and collection accounts.

Monthly management and payment of community invoices; approving and coding invoices for payment.

Completes all property financials, reporting, and analysis according to schedule and owner/investor requirements.

Reviews and reports any variance from the annual budget to the Multi-Site Manager.

Monitor leases and work with the Sales Manager/Director of Asset Management on rent increases and current prices. Monitoring any late payments, collections, evictions, resident move-ins and move-outs, and processing resident files timely as to reduce vacancy costs and bad debt for the property.
Marketing and Leasing (10%)

Work with Sales Manager to ensure that leasing/marketing goals are being met.

Increase/maintain occupancy by aiding in leasing functions and offering suggestions for stale apartments.

Be a market expert by visiting competing properties and communities every 6 months and staying up on the market for any new properties coming into your market.

Minimum Education

High School Diploma or equivalent

Desired Work Experience

3 years of property management experience, including on-site experience

Experience in supervisory role with 200 unit community

Experience in writing and maintaining budgets

Proficient in Yardi Voyager property management software

General office, bookkeeping and sales skills

Computer literate, including Microsoft Office, email and Internet platforms
