POSITION SUMMARY
The Pricing and Analytics Manager at RedPeak focuses on maximizing the revenue of assets throughout the portfolio, with a specific focus on maintaining occupancy, and will develop and maintain comprehensive reports and dashboards that support business operations, marketing initiatives, and technology performance. This includes managing pricing of available units and seeking to find the highest and most consistent sources of revenue while identifying opportunities for increasing efficiencies and expense reduction with a goal of optimization of portfolio NOI. Using data visualization tools, this team member will analyze data to identify trends and provide actionable insights to inform strategic decision-making across the organization. This position requires an ability to multitask and manage several projects simultaneously. The successful candidate will work collaboratively to develop strategic plans for portfolio assets and monitor plan implementation.
KEY ACCOUNTABILITIES AND RESPONSIBILITIES
Pricing/Revenue/NOI Optimization (50%)
- Host bi-weekly pricing calls and monitor daily price changes and any concession activity to ensure newly available apartments are optimally priced.
- Closely monitor changes in traffic, leasing activity and exposure and reach out to managers to propose changes, if necessary, outside of the pricing calls.
- Hold a Monthly Revenue IQ Strategy with our Yardi representative (Holli). Review the historical performance report and other metrics to determine if our pricing strategy is working. Update the strategy based on findings and change settings in Revenue IQ as necessary.
- Establish relevant assumptions for new leases and renewals that are relevant to seasonality and existing market conditions. This is done by reading market outlook reports and reviewing Power BI Dashboards to gain insights. Send out renewals monthly for all properties (90 days before leases expire).
- Analyze exposure and lease expiration curve on an ongoing basis and prepare lease renewal offers each month with pricing options from 3 months through the month of longest duration that is being offered at the time. Pricing options should be prepared with the goal of maximizing revenue for the company.
- Collaborate and support the managers in lease renewal negotiations.
- Review the rent comparables on a regular basis to ensure that we are using the proper comps
- Review lease hold times on a weekly basis and adjust in Revenue IQ and Rent Cafe based on occupancy levels.
- Identify new initiatives for NOI maximization including revenue optimization and expense reduction, specifically focused on bulk buying optimization, and other areas on an ad-hoc basis
- Collaborate with and support Portfolio Directors/Manager in pursuit of improving asset level NOI.
- Manage the CAM program with UB West and evaluate CAM charges to residents on a bi-annual basis with a goal of maximizing portfolio revenue with an appropriate level of occupancy.
- Provide a first draft of the annual (April) revenue forecast and annual (Sept) updated forecast (Sept to Dec) next year revenue budget.
Data Analytics (50%)
- Develop a strong understanding of the organization’s tech stack and the strategic goals behind their implementation, assessing how they align with business objectives, and reporting on their performance. Use insights gained to optimize the use of these tools in supporting our operations and enhancing reporting initiatives.
- Build and maintain strong relationships with technology providers and partners to ensure a comprehensive understanding of the available data, including its definitions and the context of key terms and KPIs. Collaborate regularly to stay informed about updates, new features, and best practices, ensuring that the organization fully leverages these tools to meet strategic goals.
- Create and maintain detailed reports and dashboards using data visualization tools like Power BI to support various business functions, including operations and marketing.
- Analyze data to identify trends, patterns, and opportunities for optimization across business operations.
- Ensure data accuracy and integrity by regularly auditing and validating data sources, including integrations with AI, CRM, Self-Guided Tour platform, and other business systems.
- Collaborate with teams across the organization to support reporting needs and ensure accurate data collection and analysis.
- Utilize data visualization tools to present findings in a clear and compelling manner for senior management and stakeholders.
- Monitor and track key performance indicators (KPIs) to ensure alignment with business goals and provide ongoing analysis.
- Prepare and deliver regular reports, dashboards, and presentations to senior leadership, offering insights into performance, risks, and opportunities.
- Develop and maintain interactive Power BI dashboards that provide actionable insights to drive business decisions.
- Work closely with business stakeholders to understand reporting requirements and translate them into actionable insights.
- Import and integrate external data sources into reporting tools, including API connections and dataflows.
- Troubleshoot and resolve issues related to reports and data models to ensure optimal performance.
- Stay current with updates, new features, and best practices in data visualization and analytics to enhance reporting capabilities.
SKILLS AND QUALIFICATIONS
- Bachelor’s degree in Business Administration, Data Science, Statistics, Business Analytics, or 3 years of relevant work experience is desired.
- Yardi PMS and Yardi Revenue IQ experience desired
- Proven experience in data analytics and visualization, preferably in a corporate setting.
- Proficiency in data visualization tools (Tableau, Looker Studio, Power BI) and experience with data manipulation and analysis using data collection tools (e.g., spreadsheets, database systems).
- Strong analytical skills with the ability to interpret complex data.
- Experience in data integration techniques and methodologies.
- Excellent communication and collaboration skills.
- Detail-oriented with a strong focus on data accuracy and integrity.
- Ability to manage multiple projects and meet deadlines in a fast-paced environment.
- Physical requirements are minimal.
- Ability to be participate in site level tours.
- Ability to work at a desk in front of a computer for extended periods of time.
