Position Overview
Under the general direction of the EVP of Acquisitions and Construction, the VP of Construction will be responsible for managing construction of new neighborhoods for Redwood Living. This is a leadership position with a team this person will be responsible for managing. Additionally, this role will be responsible for ensuring all projects are constructed to the owners’ standards and level of expectation As such, you will be expected to act as a Redwood brand ambassador, promote our brand and provide the best resident experience possible.

Essential Duties & Responsibilities
- Develop and implement training program for all department positions. Continually enhance process to improve success for new and existing staff
- Create processes for successful hiring and training of construction teams.
- Inspect Neighborhoods regularly to monitor production progress and quality. Identify production issues and develop action plans with Directors of Construction (DOC) on solutions.
- Collaborate with the VP of Construction Operations and Site Development Manager to create Neighborhood production schedules.
- Coordinate timing from site development to vertical construction to minimize project timeline.
- Identify and troubleshoot site issues and work with VP of Development to resolve.
- Coordinate building permit acquisition process. Oversee Permit Specialist tracking architectural review, identifying municipal requirements and application submission to ensure release of building permits.
- Oversee PMWeb production scheduling process. Continually monitor production schedules with Director of Budgeting and Scheduling to identify production bottlenecks. Analyze historical scheduling data to develop strategies for improving project timeline.
- Support DOCs and Purchasers with subcontractor acquisition and contract negotiations.
- Review and approve trade agreements and change orders to confirm validity and cost. Support vendor payment process in collaboration with accounting, purchasing and construction staff.
- Collaborate with Architecture and Asset Support teams on product improvements and new design elements
- Support the VP of Construction Operations in creation and monitoring of budgets for vertical construction.
- Coordinate project details for implementation of pre-construction, due diligence, construction, and post construction processes, including overall team communication.
- Provide continuous value engineering of costs and methods of construction.
Required Skills
As a VP of Construction, you will be required to exhibit the following skills :
Required Qualifications, Education & Certifications
Computer proficiency, including Microsoft Excel, Power Point, Office Suite, and Project.
Experience managing construction using project management software. i.e., Buildertrend, PMWeb, etc.
Working Conditions
This job operates in a professional office environment. In this role, the employee will routinely use standard office equipment such as computers, desk phones, iPhone, photocopiers, etc. This job requires frequent travel, with the remainder of the time spent in the corporate office. The employee is frequently required to sit, stand, bend and walk with the ability to lift 20 pounds where applicable.
