Summary:
Reedy & Company seeks a highly motivated and detail-oriented Property Manager Technician to assist with property management operations. This role involves conducting routine inspections, performing light maintenance tasks, and ensuring the overall upkeep and presentation of our rental properties. The ideal candidate will be a proactive and reliable individual with strong organizational and communication skills.
Responsibilities:
Vacancy Inspections:
Conduct thorough inspections of vacant properties every 10-14 days.
Ensure the presence of "For-Rent" signs, functional tenant turner boxes, and contractor boxes with keys.
Conduct general interior and exterior inspections, noting any required maintenance, cleaning, or repairs.
Report any signs of vandalism, break-ins, or other security concerns.
Identify and report the need for lawn mowing, landscaping, and other exterior maintenance.
Resident Quality Surveys (RQS):
Conduct RQS inspections on occupied properties as requested by owners.
Document findings and observations accurately.
Communicate findings and recommendations to the Property Manager or owner.
Property Access:
Rekey properties as needed to facilitate access for maintenance, inspections, or showings.
General Maintenance:
Perform minor maintenance tasks as assigned, such as changing light bulbs, replacing filters, and addressing minor plumbing issues.
Assist with property preparations for new tenants.
Administrative Support:
Maintain accurate and up-to-date records of all inspections and maintenance activities.
Assist with other administrative tasks as needed, such as filing, data entry, and scheduling.
Communication:
Effectively communicate with property managers, owners, contractors, and other relevant parties.
Report any urgent issues or concerns promptly.
Qualifications:
High School Diploma or equivalent.
Valid driver's license and reliable transportation.
Excellent organizational and time-management skills.
Strong attention to detail and accuracy.
Ability to work independently and as part of a team.
Excellent communication and interpersonal skills.
Basic computer skills, including proficiency in Microsoft Office.
Experience in property management or a related field is preferred.

Competitive Pay Rate: $25.00 - $27.00 per hour (based on experience)

Ability to stand, walk, bend, kneel, and reach frequently.
