Paragon has partnered with Reef Capital Partners, who focuses on real estate equity investments and development projects. Some of Reef's most prominent developments include Black Desert Resort, a $2 billion luxury resort in Ivins, UT; Marcella, a luxury private golf community based in Park City, Utah; and Cutalong at Tributer Resort, Virginia's newest premier lakeside golf destination.
Currently, Paragon is heavily involved in Reef's Black Desert project, providing high-quality landscaping and other land development-related services.
Job Summary
The Maintenance Operations Manager is responsible for overseeing and managing all aspects of maintenance and operational support for landscape projects. This includes supervising crews, ensuring the upkeep and repair of infrastructure, landscaping, utilities, and common areas, and ensuring compliance with company standards, safety regulations, and local codes. The role requires strong leadership, organizational skills, and the ability to work collaboratively across departments to ensure smooth and efficient operations.
Key Responsibilities
- Supervise and coordinate the work of maintenance staff, including technicians, laborers, and contractors.
- Assign tasks, prioritize workloads, and monitor performance to ensure high-quality and efficient operations.
- Train, mentor, and evaluate maintenance personnel to maintain a high level of skill, safety awareness, and professionalism.
- Oversee routine and preventative maintenance activities on site, ensuring proper functioning of infrastructure and landscaping.
- Develop and implement maintenance schedules and ensure timely completion of all tasks.
- Inspect property and grounds regularly to identify maintenance needs and ensure adherence to safety and aesthetic standards.
- Ensure the proper use of resources, equipment, and materials to minimize waste and maintain cost-efficiency.
- Ensure compliance with local regulations, safety standards, and environmental guidelines related to maintenance activities.
- Maintain up-to-date records of maintenance activities, inspections, and repairs.
- Work closely with the project management team, engineers, and contractors to address maintenance issues during construction and development phases.
- Communicate effectively with property managers, vendors, and residents (if applicable) regarding ongoing maintenance work, schedules, and potential disruptions.
- Respond to emergency maintenance requests, especially in situations where quick resolution is critical for safety or operational continuity.
- Maintain detailed records of all maintenance activities, work orders, and inspections.
- Provide regular updates and reports to upper management on the status of maintenance operations, budget performance, and ongoing issues.
- Develop and maintain preventative maintenance documentation and logs.
Required Skills and Qualifications
- Proven experience in a maintenance supervisor role, preferably in landscape maintenance projects, construction, or property management.
- Strong knowledge of infrastructure systems (water, sewer, electrical, stormwater, etc.), landscaping, and common area maintenance.
- Experience managing teams and coordinating day-to-day operations.
- Knowledge of safety regulations, building codes, and environmental compliance.
- Excellent organizational, time-management, and problem-solving skills.
- Strong communication and interpersonal skills, with the ability to work effectively with diverse teams and external partners.
- Proficiency in MS Office and basic maintenance management software (e.g., CMMS).
- Ability to work in a fast-paced, dynamic environment and respond quickly to unexpected issues.
- Valid driver's license and reliable transportation.
Physical Requirements:
- Ability to lift and carry heavy objects (up to 50 pounds) regularly.
- Ability to stand, walk, bend, and kneel for extended periods.
- Ability to work in various weather conditions, including heat, cold, rain, and snow.
