LEASING SPECIALIST
Department: Office
IMMEDIATE SUPERVISOR: Community Director
As a Leasing Specialist at REEP Residential, you will play a crucial role in increasing occupancy within the community. Responsible for apartment rentals, move-ins, and lease renewals, you will deliver exceptional customer service while mastering knowledge of the property and competitor offerings. Your expertise and professionalism will directly contribute to the success of the community.
Primary Responsibilities
I. Personnel
- Maintain and organize resident and property files with meticulous attention to detail.
- Possess a comprehensive understanding of all lease-related documents and complete them accurately and in a timely manner.
- Conduct thorough inspections of pre-leased apartments before residents' move-in dates.
- Develop an in-depth knowledge of the community, including specials and floor plans, while maintaining waiting lists with a sense of urgency.
- Consistently achieve a shopping report score of 70% or better.
- Always maintain a professional appearance and demeanor.
II. Administrative
- Lease all vacant and upcoming vacant units, qualifying prospective residents per company standards and Fair Housing Guidelines.
- Maintain a closing ratio of at least 70%.
- Accurately enter all traffic data into Resman daily for record-keeping purposes.
- Stay updated on industry trends by "shopping" competitive properties.
- Execute lease renewal procedures to maximize resident retention and coordinate all move-in and move-out dates.
- Complete guest cards and follow up with prospects to increase occupancy.
- Perform other duties as assigned.
III. Customer Service
- Professionally answer incoming phone calls and handle them while maintaining quality customer service.
- Welcome and show enthusiasm to all prospects, residents, and vendors.
- Demonstrate strong communication skills and an outgoing personality to meet prospects' needs by identifying "hot buttons" and showcasing genuine care
IV. Maintenance
- Route service requests to the maintenance team and monitor resident satisfaction through personal follow-ups or interactions.
- Help maintain the community's cleanliness by picking up litter and reporting any maintenance needs to the team.
V. Driving/Traveling Requirements
- Utilize personal transportation for shops, corporate office visits, outreach marketing, company meetings, and property-related errands.
- Maintain a valid driver’s license and automobile insurance with access to reliable, street-legal transportation.
