What are the responsibilities and job description for the Preconstruction Manager position at Reeve-Knight Construction, Inc.?
Reeve-Knight Construction is seeking a Preconstruction Manager with at least 8 years of commercial construction experience. Precon Managers work primarily on negotiated commercial projects including retail, industrial, church/education facilities, assisted living, multi-family, clubhouse/fitness/sports facilities, grocery & restaurants. You will work close with architects, engineers, support consultants, owners, subcontractors and are required to have the following skills:
Minimum Skills or experience
· A minimum of 8 years’ experience in commercial construction
· Proficient in on screen take-offs similar to Planswift
· The ability to apply unit cost to quantity take-offs accurately
· Must have great communication and problem-solving skills
· Punctual
· Strong leadership skills
· Solid computer skills i.e. excel, word, Microsoft project, blue beam, and acrobat
· Strong sense of urgency
· In office attendance
· Strong work ethic with a “can do” attitude
· Report directly to the Vice President of Pre-Construction
· Lead in client presentations
· Prepare detailed project cost estimates including all trades and general conditions.
· Perform software based detailed quantity take-offs for each trade
· Manage multiple projects at once
· Develop clear scopes for subcontractors
· Work with sub-contractor for budgeting and contracting purposes
· Review and qualify quotes
· Build relationships with owners, subcontractors and consultants
· Identify and resolve complex issues
· Work with estimators to establish a bid strategy to ensure the best value/quality for the client
· Document and update project details weekly for management review
· Prepare request for information
· Prepare client proposals
· Prepare RFP’s
· Host online meetings (Teams or similar)
· Meet with local jurisdictions as needed
· Lead or assist in the permitting process
· Travel as needed
· Attend job walks
· Perform constructability analysis
· Understand current market conditions
· Network with new and existing clients
· Navigate consultant or jurisdiction portals
· Document control

Pay: $90,000.00 - $110,000.00 per year
