We are seeking a Senior Financial Analyst to join one of our offices located in Jacksonville, Florida or Atlanta, Georgia. This is a hybrid opportunity with 3 days in the office and 2 days working remotely. The Senior Financial Analyst will assist with the reporting process for regional in-process developments and the underwriting, financial analysis, and due diligence functions associated with the acquisition, development, and/or re-development of shopping centers. These responsibilities ensure that Regency is making well-informed investment decisions based on all relevant facts and circumstances.   What You’ll Be Doing:   Maintaining financial models for in-process developments and redevelopments, which aid in forecasting, project management and corporate reporting. Underwriting prospective developments, acquisitions, and redevelopments. Preparation of memoranda on projects to be submitted for approval to Real Estate Committee, Investment Committee, or the Board of Directors. Assisting with due diligence functions related to new investments (including developments, redevelopments, acquisitions, buyout of co-investment partnerships, et al) and dispositions. Preparation of quarterly asset review books for in-process developments and redevelopments. Performing financial and credit analysis on potential tenants and vendors. Preparing abstracts for anchor tenant leases, PSAs, and Joint Venture Agreements. Tracking significant contract dates and posts/tracks escrow deposits. Assisting with special projects and ad hoc requests as needed. Are You Qualified?   Required:   Bachelor’s degree in Real Estate, Finance, Accounting, or related field Two (2) to five (5) years of relevant professional experience Strong quantitative and analytical skills Solid foundation in retail real estate fundamentals, including (but not limited to): Ability to understand and calculate standard return metrics such as yield, profit margin, IRR, etc. Ability to read and understand a lease Ability to understand shopping center operational metrics and how to calculate - such as percentage rent, additional rent, management fees, etc. Advanced level proficiency with Excel and other Microsoft Office Programs including Word, PowerPoint, Access and Outlook Beginner level proficiency with PowerBI (or similar software) Preferred:   Retail underwriting experience Commercial real estate experience Argus Enterprise experience and/or certification   Personal Traits We Value:   Appreciation of Regency Centers’ business, goals, strategies, and needs Priority setting, organization, time-management skills Strong attention to detail Integrity and trust, customer focus, interpersonal savvy and perseverance Strong oral and written communication skills Efficient in problem solving and technical learning Ability to adapt quickly to changing needs of team High level of endurance for managing multiple priorities while working in a fast-paced environment A Little Bit About Us:   We own and operate premier shopping centers in suburban neighborhoods in the top cities and markets across the country.
