RESPONSIBILITIES:
- Uphold and communicate a philosophy that respects residents' dignity, privacy, independence, choice, and individuality.
- Ensure that all necessary preventative maintenance tasks are completed either by personally performing them or by contracting outside providers when appropriate. Provide proper documentation of all completed work.
- Make timely repairs as needed, respond promptly to maintenance requests, and document all repairs completed.
- Perform or supervise ongoing maintenance of landscape and irrigation systems.
- Keep accurate maintenance records for all utilities, systems, and equipment.
- Promptly refurbish vacated apartments and document all work done.
- Ensure proper storage and labeling of all equipment and supplies.
- Inventory and order maintenance supplies as needed.
- Paint apartments promptly and professionally once they are vacated.
- Perform or coordinate all preventative maintenance necessary to keep the community in good condition.
- Carry out any other tasks as supervisors or executive personnel requested.
EDUCATION AND QUALIFICATIONS:
- Must demonstrate mechanical aptitude, with a preference for at least three years of maintenance experience. Should be able to work effectively and make sound decisions with minimal supervision. Must possess strong problem-solving skills and the ability to communicate effectively in speech.
- Must be at least 21 years old. A high school diploma or equivalent GED is required.

Purpose
The primary purpose of this position is to carry out the day-to-day activities of the Maintenance Department by current federal, state, and local standards, guidelines, and regulations governing our facility, and as directed by the Executive Director, Administrator and/or the Manager of Support Services, to ensure our facility is maintained in a clean, safe, and comfortable condition.
Job Functions

- Education: Must be able to read and write in English; High School education or equivalent is preferred.
- Experience: Strong preference for one year of general maintenance or carpentry experience.
- Physical and Sensory Requirements: (With or without assistive devices): Must be able to move intermittently throughout the workday; able to speak and write in English clearly; must manage the mental and emotional stress of the position; must possess sight and hearing senses or use prosthetics that adequately compensate for these senses to meet the requirements of this position; must be able to function independently and demonstrate flexibility, personal integrity, and the ability to collaborate effectively with residents, their families, and coworkers; must meet the general health standards outlined in facility policies; must be able to push, pull, move, and/or lift a minimum of 20 lbs. and a maximum of 50 lbs. and be able to carry such weight reasonable distances; may be required to assist in the evacuation of residents during emergencies.
Duties and Responsibilities
Administrative
- Ensure that work schedules are adhered to as closely as feasible.
- Report all accidents/incidents to your supervisor, regardless of how minor they may seem.
- (Note: Such occurrences should be reported during the shift in which they happen.)
- Complete necessary forms as required or directed by your supervisor.
Personnel Functions
- Arrive for your assigned shift, including on-call duty if necessary.
- Participate in departmental and staff meetings as required or scheduled.
- Carry out specific tasks according to daily work assignments.
- Address residents, families, and fellow employees professionally and courteously.
Staff Development
- Attend in-service educational classes and on-the-job training programs as scheduled or directed.
- Understand OSHA standards, right-to-know law, and material safety data sheets.
Safety and Sanitation and Equipment Functions
- Follow established fire safety and emergency procedures.
- Adhere to safety precautions while performing tasks and using equipment and supplies (e.g., chemicals, disinfectants, and solutions).
- Report any health or safety issues to your supervisor immediately.
- Maintain and adhere to universal precaution procedures.
- Follow the departmental dress code as applicable.
- Keep equipment clean and properly stored at the end of each shift.
Duties
- Carry out maintenance tasks within established standards and known regulatory requirements.
- Complete maintenance requests promptly.
- Perform any other duties as directed by supervisors or other managers.
