SUMMARY OF POSITION :
Are you a skilled leader passionate about maintaining high standards in a vibrant community? As a Maintenance Supervisor at our elderly and disabled 176 unit community in Syracuse, NY, you will play a crucial role in ensuring our buildings, grounds, and amenities shine with cleanliness, safety, and functionality. You'll oversee and perform technical and mechanical work that reflects our commitment to excellence.
In this position, you will be a pivotal leader and professional representative of our company, embodying our Core Values and driving our goals forward. You will directly manage a dedicated team of Maintenance Technicians and Janitors, guiding them to deliver exceptional results and create a welcoming environment for all residents.

- 29.00 - $30.00 / hour

ESSENTIAL JOB FUNCTIONS :
Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards.Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard.Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company's high quality.Provide direction, guidance, and supervision to all maintenance staff, including implementing weekly work schedules.Inspect the building and property daily, addressing safety issues promptly.Perform routine preventative maintenance and respond to emergency repairs after hours.Make budget recommendations for maintenance line items to the Community Manager.Order and maintain inventory of building materials and supplies.Coordinate with contractors and vendors to obtain bids for repairs and replacements.Ensure the general upkeep of building common areas and grounds.Perform other duties as assigned.WHY YOU'LL LOVE IT HERE :

POSITION REQUIREMENTS / QUALIFICATIONS :
3 years of experience in general maintenance.2 years of direct supervisory experience.Experience with Real Page One Site or similar software preferred.Strong skills in HVAC, plumbing, carpentry, painting, and electrical / appliance repairs.General knowledge of Microsoft Office.Affordable housing experience preferred.Ability to lift and move up to 50 lbs.High school diploma or equivalent; certification in a related trade preferred.Must be able to participate in the emergency on-call rotation as needed.Dedicated to exceeding expectations, leading by example, and by providing exceptional service.Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem-solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions.Willingness to embrace feedback and continuously improve.Strong belief in the value of teamwork and collaboration.Reliable and committed to doing the right thing at all times.Bilingual Spanish is a plus.Personal standards of appearance and dress compatible with the Company's standards.Must successfully pass a background check.AFFNYUP
