Related seeks an on-site Leasing Compliance Specialist who will be directly responsible for managing the day-to-day leasing and compliance functions, the renewal process and marketing/advertising programs for a luxury properties in Manhattan.

Building Information:
Riverwalk Park is a 100 percent affordable, 21-story building in Roosevelt Island bringing 340 newly constructed apartments to New York City. Planned as an Enterprise Green Communities Certified building, Riverwalk Park is the first newly constructed affordable housing developed on Roosevelt Island. It is actually the eighth building developed by Related and Hudson in the Riverwalk neighborhood of Roosevelt Island: Riverwalk Park
Responsibilities:
- Monitoring and implementing changes in HUD and LIHTC regulations and requirements
- Maintaining proper maintenance of tenant files and computer records to ensure accuracy according to HUD and LIHTC regulations
- Determining financial eligibility for all new admissions into the affordable program
- Review new applicant files
- Monitoring of waitlists for compliance with federal regulations and requirements
- Assist and review all 8823’s corrections and correspondence
- Examine tenant files in preparation for LIHTC file audits, Management Occupancy Reviews (MOR) and review responses corresponding to agency audits.
- Monitoring of re-certification notification letters in compliance with HUD and LIHTC regulations
- Remain familiar with current U.S. Department of Housing and Urban Development ever changing Federal Regulations as they relate to Affordable Housing programs
- Tour apartments with prospects and adhere to thorough follow-up procedures
- Lease and pre-lease apartments
- Responsible to organize and carry out all retention activities
- Complete applications and lease/renewal documents
- Review vacancies, walk tour path and maintain model apartments
- Assist management with resident relations
- Implement policies and procedures
- Make and maintain relationships with industry partners and brokers
- Maintain daily and weekly leasing reports and monthly market surveys
- Analyze market and occupancy trends and shop the competition to identify changing market conditions
- Recommend and track marketing avenues, oversee marketing campaigns and monitor traffic results
- Responsible for updating the website and marketing sites
Compensation:
$70,000 - $75,000 Discretionary Bonus

Qualifications:
- 3-5 years’ experience with HUD, LIHTC and other affordable housing program compliance strongly preferred
- COS certification minimum required, HCCP preferred
- Reliable method of transportation and valid driver’s license required
- Knowledge of HUD 4350.3, EIV, Reasonable Accommodation Requests, LIHTC income limits and rent calculations, Fair Housing, Real Estate Licensing

Job Requirements
- Demonstrated proficiency in working with computers including word processing, calendar management, software/database, and social media
- Excellent communication, interpersonal, customer service, and organizational skills
- High school diploma or equivalent
- Available to work a flexible schedule, including weekends
- Must have strong closing skills
- Proficient in managing an internal applicant database
- Must have the ability to work independently and as part of a team of professionals
- Ability to obtain Real Estate Leasing License
- Available to work a flexible schedule, including weekends
- Two years of leasing management experience, preferably in a luxury lease-up setting.
- Yardi or On-site experience helpful
- Experience with mixed-income buildings, a major plus!
