Maintenance Technician

Job Summary

Assists the Property Manager in the maintenance of the Company’s residential, commercial and condominium management portfolio. Responsibilities involve a full range of preventative and corrective property maintenance. Work is performed at onsite settings throughout the Company's management portfolio.

Relationships

A. Reports to the Property Manager and Maintenance Supervisor

B. Maintains relationships with other staff members, working closest with other maintenance staff.

C. Maintains relationships with current and prospective residents.

D. Maintains relationships with contractors.

Primary Job Duties and Responsibilities

The responsibilities listed below are not all-inclusive. However, they are indicative of the types of activities normally performed by a Maintenance Technician.

A. Diagnoses and performs minor and routine maintenance repair in the following areas:

  • Electrical and plumbing
  • Air conditioning and heating systems
  • Appliances
  • Stairs, gates, fences and railings
  • Tile, carpet, vinyl and laminate flooring
  • Roofing, gutters and fasteners
  • Interior and exterior lights
  • Fireplaces and ceiling fans
  • Door and mailbox locks
  • Security and fire alarm systems
  • Drywall and paint
  • Shutters, doors, cabinets, windows and sliding glass doors

B. Completes all aspects of apartment turnovers including:

  • Painting
  • General cleaning
  • Corrective maintenance

C. Maintains property appearances and curb appeal by:

  • Cleaning common areas
  • Picking up garbage around exterior or properties
  • Shoveling snow

D. Other:

  • Handles on-call maintenance emergencies on a rotational basis
  • Maintains inventory of tools, equipment and supplies
  • Fosters positive tenant relations

Job Qualifications

Education: High School Diploma or equivalent.

Experience: Previous property/hospitality maintenance experience preferred, but not required.

Tools: Own basic hand tools.

Physical Requirements

A. Ability to lift 100lbs, as necessary to move and/or install appliances

B. Ability to kneel, crouch, climb crawl to complete tasks

C. Ability to drive to and from work sites

D. Ability to tolerate all extremes of hot and cold weather

E. Ability to operate all necessary hand tools

Other Requirements

Must have the ability to work a minimum of 40 hours per week. Standard work hours are Monday – Friday from 8:30am–5:00pm. Some nights and additional weekend hours may be required along with rotational on-call duties.

A clear pre-employment background check is required – including a negative drug screen, clean driving record and clear criminal background check.

Residency requirements will apply; qualified applicants must live within a 20-minute radius of our downtown La Crosse corporate office.

Benefit Package

This full-time employment opportunity qualifies for the following benefit package:

  • (7) Annual Paid Time Off (PTO) days to accrue immediately – eligible to be taken after 60 days of employment
  • (6) Paid national holidays
  • Group health insurance coverage beginning after 60 days of employment: Single coverage - 75% employer contribution / 25% employee contribution. Family coverage - employee responsible for 100% of the family plan in excess of single coverage plan.
  • Simple IRA with matching 3% employer contribution – eligible after 90 days of full-time employment
  • Tuition reimbursement: 50% of tuition / examination fees for IREM® designations and 100% of annual membership fees for IREM® designations
  • 24-hour access to an onsite fitness center
  • Rent discount equal to 10% of the market rent at eligible properties

Job Type: Full-time

Pay: $19.00 - $21.00 per hour

Expected hours: 40 per week
