Remarkable is on the hunt for an outgoing and highly motivated Dispositions Specialist with 3-5 years' experience in inside/outside/call center sales. Job description:
Salary- ($40K-$50K) base pay depending on experience uncapped commission with quarterly bonuses
Shift and Schedule- Mon-Fri, some nights and weekends
*Reports To: *Sales Director/Coo Experience
* (must be a licensed real estate agent in PA)
Experience (preferred or required):
- A High School Diploma is required; an associate's degree is preferred
- 2-4 years of sales experience is required
- A valid real estate sales license and experience with the MLS are mandatory
- Previous call center experience in a sales setting is preferred
- Familiarity with Salesforce CRM software is an advantage
- Must be proficient in MS Office programs, including Word, Excel, Outlook, and PowerPoint
Essential Duties and Responsibilities:
- Lead the disposition process by establishing and nurturing relationships with other realtors
- Actively market and sell properties, creating opportunities for organic leads, especially for off-market deals
- Respond to all incoming leads and work diligently to close transactions
- Track and manage a pipeline of potential buyers and investors
- Develop and maintain strong relationships with buyers and investors
- Conduct property research and analysis on the MLS for investment opportunities
- Negotiate favorable prices for properties being sold
- Add buyers to the list based on zip code criteria
- Perform skip tracing to contact potential buyers and gather their information for the buyers list
- Use social media to identify and source new buyers
- Create and send property deal updates using Mailchimp
- Send property deal notifications via text to interested buyers
- Distribute new property deals to VIP buyers via email
- Schedule property showings and coordinate viewings with prospective buyers
- Upload new listings and deals to the website for marketing purposes
- Keep CRM up to date with buyer details and relevant property information
- Follow up with existing buyers and build strong rapport
- Update the current buyers list, confirming accurate contact info and buying criteria
- Send the BC contract and assignment agreements to investors
- Share joint venture agreements with realtors and wholesalers who bring in buyers
- Use skip tracing to add buyers from deals with wholesalers to the buyers list
- Contact all buyers within a one-mile radius of the deal location
- Build relationships with realtors who have access to cash buyers
- Answer incoming calls, texts, and follow up with leads generated through the lead system
- Make daily calls to drive results and help close more deals
- Results-oriented with a strong financial growth mindset
- Use the CRM regularly to stay organized and ensure successful deal completion
- Communicate clearly and efficiently with all parties to ensure smooth operations
- Willing to learn the industry and assist in the company's continued growth and market presence
- Attend meetings and training sessions as required
- Assist with other administrative tasks and special projects as assigned
