Position: Assistant Property Manager – Houston, TX
Commercial experience is mandatory for this role.
Job Summary:
The Assistant Property Manager plays a key role in overseeing the daily operations and management of the property. This individual is responsible for ensuring the financial and operational success of the building by working closely with the accounting team and property ownership. With strong financial acumen and exceptional customer service skills, the Assistant Property Manager is tasked with tenant relations and supporting retention objectives. Successful candidates will demonstrate strong leadership, teamwork, and accountability.
Key Responsibilities:
- Lead the development and implementation of growth strategies, policies, and programs to ensure the building’s success.
- Ensure adherence to property management policies, local codes, regulations, and directives from governing agencies.
- Develop and manage both operating and capital budgets for the property.
- Oversee capital improvement projects, ensuring timely and cost-effective completion within budget.
- Manage lease administration, collections, and default processes while maintaining accurate lease records in property management software.
- Supervise property management staff, including recruitment, performance evaluation, and ongoing development.
- Serve as the main point of contact between ownership, the accounting team, and the property management staff to ensure compliance with contracts and produce timely financial reports.
- Implement and manage annual inspection processes for the property, including regular site inspections as required.
Qualifications:
- Minimum of 5 years of commercial property management experience, with progressive responsibility, preferably with Class A properties.
- Texas Real Estate License required; RPA or CPM designations preferred.
- CM designation is a plus.
- Strong knowledge of property finance, operations, and management.
- Proficiency in Microsoft Excel, Word, Outlook, and property management software such as Yardi, MRI, Timberline, or Building Engines.
- Demonstrated leadership, problem-solving, and analytical skills.
Education:
- Bachelor’s degree required.
