Job Title: Leasing Director – Luxury Apartment Complex

Location: Newark, New Jersey

Salary: $85,000 – $100,000 (DOE)

Job Type: Full-Time

Responsibilities:

• Leadership & Team Management:
• Lead, train, and motivate a team of leasing agents to achieve leasing goals and maintain high occupancy rates.
• Provide ongoing coaching and performance reviews to ensure team success and personal development.
• Foster a collaborative and positive team environment focused on excellence in service and leasing performance.
• Leasing Strategy & Execution:
• Develop and implement strategies to maximize occupancy, reduce vacancies, and increase revenue.
• Oversee leasing activities such as apartment showings, lease signings, renewals, and move-ins/outs.
• Monitor and analyze leasing metrics to ensure goals are being met and identify areas for improvement.
• Tech-Driven Operations & Marketing:
• Use Yardi Property Management Software to manage leasing and operational activities efficiently.
• Utilize Zillow Rental Manager, Apartments.com, and other platforms for marketing and lead generation.
• Leverage CRM systems and marketing automation tools to track leads, improve conversion rates, and streamline follow-up.
• Stay up-to-date with the latest property management technologies to continuously improve operational efficiencies.
• Resident Engagement & Customer Service:
• Build and maintain positive relationships with prospective and current residents to ensure high satisfaction and retention rates.
• Resolve any resident concerns or issues promptly, providing excellent customer service and ensuring a smooth living experience.
• Implement tech-based tools, such as resident portals, to enhance the resident experience and communication.
• Reporting & Compliance:
• Prepare and analyze regular leasing reports, occupancy statistics, and other key performance indicators.
• Ensure accurate completion and storage of all leasing documentation.
• Ensure compliance with fair housing regulations and company policies.

Qualifications:

• 5-9 years of experience in leasing, property management, or a related field, with at least 2-3 years in a leadership or supervisory role.
• Strong leadership skills with experience in managing and motivating a team to achieve goals and drive results.
• Extremely tech-savvy, with extensive experience using Yardi Property Management Software, Zillow Rental Manager, Apartments.com, and other online listing platforms.
• Proven track record of meeting or exceeding leasing and occupancy goals in a competitive market.
• Solid understanding of leasing contracts, fair housing laws, and property management operations.
• Strong customer service orientation with excellent interpersonal and communication skills.
• Ability to prioritize and manage multiple tasks in a fast-paced environment.
