As Portfolio Management Assistant at Renaissance, you would have a direct impact in our operations, helping us deliver a top-notch housing product and keeping our customers happy.
- Prioritize and manage multiple projects simultaneously, and follow through on issues in a timely manner; practice effective time management to meet goals and requirements of job
- Effectively interact with prospective and current residents, visitors and the general public and inspire team members to provide positive, memorable experiences for all customers, every day, conducting meaningful interactions by living the company's core values; encourage and support employees to inspire compassionate performance and reaffirm the positive difference their work makes in our customers' lives
Responsibilities
I. COMPLIANCE
a. Efficiently process all new applications, following up with applicants for missing documents; submit for approval / denial in accordance with Renaissance procedure; prepare new lease packages as needed, confirming compliance with all applicable regulations and internal policies
b. Proactively pre-lease occupied units using Renaissance renewal procedure; recertify tenants at renewal in accordance with all LIHTC rules / regs, preparing all lease documentation, Tenant Income Certifications, calculations, and submissions
c. Complete Compliance corrections promptly
d. Conduct physical and Yardi property audits to maintain electronic files (shred paper) and keep Yardi dashboard current
e. Confirm documentation for each tenant : parking, pets, bicycles, and / or storage units
f. Complete parking tax calculations
II. REPORTING
a. Class 9 / CLIHTF
b. AOC-COC, submissions
c. City of Chicago Benchmark
III. ADMINISTRATION
a. Retrieve voicemails for TKR, RSL, and WPR; email leads to appropriate party
b. Teach residents how to submit work orders online via Rent Café (in person at TKR, over the phone for RSL and WPR)
c. Assist with rent collection, in person for TKR, over the phone for RSL and HWP
d. Assist with creation and distribution of 5,10, 30 days notices for TKR
e. Assist in open houses occasionally
