Renovations Delivered is a tech-savvy general contractor specializing in multi-family, mid-rise, high-rise and suburban community renovations. Our typical project consists of 2 to 20 move-in-ready units at a property being renovated on a rotating 15-45 day schedule. We focus on high-volume projects with a set scope in all units and at multiple properties at a time.
Project Manager Job Description
I. Summary
The Project manager owns the entire on-site renovation process, from initial planning with other Renovations Delivered departments through the close out. The main function of the PM is to keep our projects on schedule and on budget, executing solutions to problems when they come up to maximize the efficiency of the project. The PM drives quality control and facilitates ultimate project success.
II. General Responsibilities
- Reports to Construction Manager
- Handles multiple projects simultaneously
- Assists Business Development with pre-construction preparation
- Creates and manages project schedules
- Creates and executes Change Orders, with written pre-approval from client
- Creates and ensures completion of client punch list walks
- Disseminates project information to employees, subs, clients, and management
- Ensures project deliverables are met, meeting project budget and schedule
- Hires, collects bids, schedules and manages subcontractors
- Completes daily/weekly/monthly reporting
- Responsible for creating and maintaining up to date project workbooks
- Orders materials from the procurement team and ensures POs are received in full
- Collects and reports subcontractor invoices in a timely manner
- Understands best practices as laid out by the Admin team
- Schedules inspections, meetings, and other project engagements
- Conducts training and performance evaluations for subcontractors, crew leaders, superintendents, and crew
- Hires and trains new crew members and continues to develop them throughout their time with RD
- Assists in tracking employee attendance and their individual time logs for payroll
- Ensures good jobsite safety and housekeeping are observed among both RD employees and subcontractors and assists manager with incident reports, OSHA compliance, etc.
III. Requirements
- Project Managers must have either a bachelors in construction related studies or 5 years of experience in construction management, bi-lingual preferred but not necessary
- Proficient with MS Office, email, generally tech-savvy and a good communicator
- OSHA 10 certified or willing to get certified
- Ability to manage budgets and schedules, laborers and subcontractors
- Possess exceptional organizational and planning skills (detail-oriented person)
- Ability to recognize and solve problems independently
- Strong communication and negotiation skills
- Self-motivated, responsible, accountable and able to follow internal procedures
- Must be able to pass a background check, have a clean driving record and reliable vehicle and eligible to work in the US
- Comfortable interacting with clients, management, staff and inspectors
- Professional demeanor and able to work effectively with people regardless of their age, gender, race, sexual orientation, ethnicity, religion, ability, socio-economic background, or job type

Pay: $60,000.00 - $75,000.00 per year
