Job Summary
We are seeking an experienced Commercial Construction Director to lead our team on assigned projects. The ideal candidate will have a proven track record of managing commercial ground-up construction projects and possess strong leadership, communication, negotiation, and problem-solving skills.
Key Responsibilities
- Review and understand all project needs and elements, including specific challenges anticipated to take place during the job.
- Initiate project pre-construction activities, both internally and with external subcontractors.
- Analyze the project budget to ensure profitability and control cost.
- Ensure timely and efficient buyout, contract issuance, scope negotiations, and conformance to all contractual terms and conditions.
- Manage RFI's, submittals, plan updates, etc.
- Prepare monthly owner payment applications.
- Mitigate financial risk.
- Set-up monthly project review forms.
- Promote safe practices on job sites.
- Develop comprehensive project schedules and monitor to ensure the project remains on-track to complete in the allotted contractual timeframe.
- Issue and review all change orders, invoices, and purchase orders for subcontractors and owners.
- Distribute weekly progress updates.
- Provide project cash flow projections and subsequent updates for accounting purposes.
- Certify substantial completion and final completion.
- Communicate with project teams, corporate office, including Accounting, Estimating, project Owners, and Design Consultants.
