GA Director Of Land Acquisitions
The Director of Land Acquisition will report directly to the senior management team. The Director is responsible for overseeing the entire process of identifying, analyzing, and purchasing land for development purposes, including market research, developing acquisition strategies, negotiating contracts, and ensuring contractual obligations are met.
The Director of Land Acquisition will be deal-oriented and understand the dynamics of the local market in the current real estate climate. The successful candidate will have a solid background in land planning, zoning, law, and / or real estate. The candidate will also be able to demonstrate an understanding of how to take advantage of current trends and adjust acquisition efforts accordingly.
Key Responsibilities
Land Identification and Sourcing:
Actively search for potential land parcels through market research, broker networks, property records, and government agencies to identify suitable development opportunities.
Acquisition Strategy Development
Analyze market trends, zoning regulations, and financial feasibility to develop comprehensive land acquisition strategies for each project.
Negotiation And Contract Management
Lead negotiations with landowners and brokers to secure favorable terms terms on land purchase agreements, including price, closing dates, and contingencies.
Budgeting And Financial Analysis
Prepare detailed financial models to evaluate potential land acquisitions, including projected development cost, revenue projections, and return on investment.
Stakeholder Management
Collaborate with internal teams like entitlement and development to facilitate smooth land acquisition process and address any issues that may arise.
Relationship Management
Foster strong relationships with landowners, real estate brokers, government officials, and other key stakeholders to identify new opportunities and facilitate negotiations.
Entitlement Process
Work with legal and entitlement teams to secure necessary zoning approvals, permits, and other entitlements for land development.
