RENTAL MAKE-READY/MAINTENANCE TECHNICIAN - JOB DESCRIPTION
The position of Make-Ready/Maintenance Technician consists of performing tasks relating to general maintenance calls and make-ready’s of residential properties for a rental company managing 500 units. It also consists of attending appointments scheduled with tenants for maintenance calls, involves physical labor of light residential construction, pre-planning, preparing materials lists and completing jobs in an efficient manner.
Tasks
- Work closely with Property Manager to communicate status of properties and completion of all scheduled tasks
- Contact tenant to notify time of maintenance appointment
- Review reported item and repair or defer to appropriate contractor
- Complete make-ready list prepared by Property Manager, such as: Trash removal, Sheetrock and paint touchup, caulking, replacing light bulbs, changing locks and make key copies, Install cabinet hardware, door knobs, door stops, mirrors, replace light and plumbing fixtures, service HVAC equipment, and other items
- Troubleshoot HVAC equipment, replace or repair leaking plumbing faucets, toilets, and replace light fixtures and receptacles as necessary
- Clean up and remove tools from properties at end of each day
- Prepare materials list at beginning of each job, purchase in an efficient manner
- Maintain a tidy and neat work environment, cleaning up materials as needed
- On call after-hours for emergency maintenance and lock-outs
- Track time spent at each job site, mileage and all receipts using maintenance app
- Maintain a well-kept, approachable appearance and friendly demeanor
- Other projects/items as needed
Qualifications and requirements
High School Diploma or equivalent
Valid Driver’s License
Plumbing, Electrical and/or HVAC Certifications or experience preferred

Job Type: Full-time
Pay: $25.00 - $30.00 per hour
Expected hours: 40 – 50 per week
