Position Description- Property Maintenance Technician
- The individual is responsible for performing maintenance work that ensures that the buildings, grounds, amenities, and common areas of residential apartment communities meet company standards of maintaining its properties and portfolio in a first -class manner.
Position Work Responsibilities
- Plumbing repairs such as faucets, toilets, water heaters, and appliances.
- Electrical: replacement/installation of switches, fuses, climate control systems, ceiling fans and lights.
- Patching and painting of drywall, touch-ups and apartment turns.
- Maintain and attractive, inviting and safe environment for tenants.
- Perform regular building inspections to ensure property is maintained to operating standards of excellence.
- Inspect apartment proper of tenant vacating, perform maintenance repairs, changing locks and keys and cleaning of apartment to “make ready” for showing and minimize downtime.
- Respond to service calls and emergencies 24 hours a day 7 days a week on an assigned basis with other staff.
- Maintain inventory of spare parts and supplies.
Education, Experience, Skills and other Requirements
- High School diploma or GED
- At least 2 years of experience as an apartment Maintenance Technician preferred.
- A valid driver’s License and reliable transportation to travel between buildings in the residential portfolio.
- Excellent time management skill and ability to prioritize work issues.
- Ability to lift 50 lbs. or more.
- Knowledge of NFPA, EPA, OSHA, and Pool water chemistry a plus.
