Job Summary:
The Assistant Property Manager provides operational leadership and support within the property management team. This role focuses on maintaining complete financial records through accurate data management, while also assisting with leasing, marketing, and resident relations for the community. The Assistant Property Manager will handle a range of tasks including processing payments, managing rental applications, and supporting the Property Manager in day-to-day operations.
Key Responsibilities:
Leasing and Resident Relations:
- Assist in leasing apartments by greeting prospective tenants, qualifying leads, and recording interactions accurately.
- Conduct property tours and highlight community features to align with prospect needs, ultimately closing sales.
- Process rental applications and update availability reports, while ensuring compliance with Fair Housing regulations.
- Facilitate new resident move-ins, including securing necessary paperwork and providing community orientation.
- Monitor lease renewals and follow up on resident communications and requests.
Financial Management:
- Maintain accurate financial records, including processing rental payments and vendor invoices in accounting software.
- Prepare bank deposit slips and ensure timely reconciliation of payments received.
- Assist in preparing monthly financial reports and close the financial books for assigned properties.
Administrative Support:
- Provide general clerical assistance, including organizing and filing documents, processing lease paperwork, and maintaining accurate records of resident activities.
- Conduct regular inspections of the community and coordinate with maintenance for any necessary service requests.
- Act as a point of contact for residents regarding inquiries about the community, repairs, and policies.
Supervisory Responsibilities:
- Supervise departmental staff as needed, including training, performance appraisal, and conflict resolution.

Education and Experience:
- Required- At least 2 years of property management experience or related field.
- Preferred- Experience with AppFolio.
- Required- The ability to travel.
Physical Demands:
- Ability to lift items up to 25 pounds, climb stairs, walk the property, and stand or sit for extended periods.
Work Environment:
- Position involves occasional stress due to deadlines and resident interactions. Exposure to various weather conditions and noise levels is common.
Reporting Structure:
- The Assistant Property Manager reports directly to the Property Manager and collaborates closely with the maintenance team and other staff members.
