POSITION DESCRIPTION

Position Title: Maintenance Worker

Department: Maintenance

Supervisor: Designated Manager/Administrative Coordinator

Primary Purpose:

Perform general maintenance and repairs, custodial and housekeeping tasks at all Restoration Services properties. Maintain, service and coordinate repairs for all heating, cooling, gas, and electric appliances. Maintain all Restoration Services properties in a clean, safe, and sanitary manner including but not limited to lawn care and snow removal. Perform all tasks to assure that all properties reflect high quality appearance and in good condition for residents and visitors.

Schedule and document all necessary maintenance for Restoration Services fleet vehicles as well as maintain the cleanliness of vehicles.

Qualifications:

  • High school diploma or General Equivalency Diploma (GED)
  • Experience in Maintenance.
  • Valid MN Driver’s license.

Other Specialized Knowledge and Abilities:

This position requires incumbent to have:

  • Knowledge of safe cleaning chemicals that are non-allergenic.
  • Ability to understand and relate well to individuals with a wide range of mental health diagnosis’.
  • Must be flexible and able to work within a diverse team.

Essential Job Functions & Tasks:

Job Function: Perform housekeeping tasks regarding office building;

Tasks:

  • Clean and sanitize office building break room, hallway and bathroom areas and rooms by sweeping vacuuming, mopping, scrubbing, waxing, and polishing.
  • Empty and sanitize trash containers in common use areas.
  • Move, rearrange, and dust furniture and fixtures.
  • Wipe/sanitize and dust exterior apartment doors, doorknobs, and other fixtures.
  • Sweep and mop Restoration Services office and wipe tables and counter tops/ desks twice week or as needed.
  • Mix and blend cleaning solutions to proper concentrations for each task and assure that the lasting odor or solutions do not cause any irritable conditions to people.
  • Clean all entryway and lobby glass, doors, and furniture; vacuum and mop entryway floor as needed; dust drapes and mini blinds as needed.
  • Buff and polish/ paint highly visible and heavily used areas needing extra attention as needed.

Job Function: Perform maintenance tasks regarding houses;

Tasks:

  • Troubleshoot and perform minor repairs on heating, ventilation, and air conditioning systems, or as directed by supervisor.
  • Report mechanical problems or irregularities to supervisor.
  • Report equipment failures that cannot be repaired and recommendation for replacement.
  • Perform miscellaneous light repairs, e.g. plunging toilets, change light bulbs.
  • Make preventative maintenance inspections per schedule or as directed by supervisor.
  • Complete necessary work for resident turnovers, e.g. replace beds, dressers replace or repair locks, window screens, cleaning etc.
  • Shampoo carpets as needed.
  • Perform all repair and maintenance work to comply with code standards.
  • Clean the garage at all houses and office bulding e.g. sweep, and remove debris,
  • Keep trash/recycling areas clean and safe.
  • Shovel/ snow blow walkways, paths around houses for security rounds and driveways as needed.
  • Perform occasional ground maintenance and perform lawn maintenance of all properties
  • Provide supervisor with ongoing communication, documentation and reporting of mechanical/building problems.
  • Maintain the maintenance shop and mechanical rooms in a clean, safe, orderly, and professional manner.
  • Check stock and recommend or order parts and supplies when needed. Verify receipt of merchandise with Administrative Coordinator.

Job Function: Perform other support functions and tasks.

Tasks:

  • Attend and participate in all staff meetings and keep information confidential as appropriate.
  • Maintain a team approach toward all staff and be a strong team member with all Restoration Services staff.
  • Assist management/office staff with miscellaneous tasks as needed.
  • Perform and assist in other assignments as needed and directed by the Designated Manager, Administrative Coordinator, or the Designated Coordinator/House Supervisor.

Position Contacts:

  • This position reports to and is supervised by the Designated Manager and the Administrative Coordinator.
  • Develop good working relationship with entire on-site staff.
  • Support the Mission Statement of Restoration Services and establish good working relationships with Executive Staff, Supervisors, and all line staff.

Working Conditions:

  • Exposure to chemicals and cleaning solvents.
  • Work within multiple work environments and unsanitary conditions.
  • Exposure to illnesses and frailties of tenants.
  • Subject to frequent interruptions and changes in priorities as urgent needs arise that require immediate attention.
  • Works among Residents, visitors, and staff in a variety of situations.

Physical Requirements:

General Strength

  • Sedentary Lifting up to 10 lbs. occasionally and/or negligible amount frequently.
  • Light Work Lifting 20 lbs. maximum with frequent lifting and/or carrying of objects weighing up to 10 lbs.
  • Medium Work Lifting 50 lbs. maximum with frequent lifting and/or carrying of objects weighing up to 25 lbs.
  • Heavy Work Lifting 100 lbs. maximum with frequent lifting and/or carrying of objects weighing up to 50 lbs.
  • Very Heavy Work Lifting 100 lbs. maximum with frequent lifting and/or carrying of objects weighing up to 50 lbs.
