POSITION SUMMARY:
We are looking for a hands-on Vacation Rental Property Care Manager, preferably experienced in the vacation rental industry. Most of the working dat would be in the office, property visits and owner meetings may take up 10-15% of the typical day.
Applicants must be self-motivated, hardworking, dependable, customer service friendly and trustworthy. The applicant must be able to deliver exceptional service to all guests and property owners as an ambassador of the company. Hospitality should remain a top priority when addressing guest concerns.
A smartphone will be provided and a company vehicle when needed.
An additional bonus is applied when a review is posted by a guest mentioning the property care manager by name.

RESPONSIBILITIES:
- Perform occasional spot check pre-arrival and post departure home inspections.
- Ensure operations team members are being productive with effective time management.
- Manage day to day property operations.
- Act as owner liaison, meeting with property owners in person.
- Schedule preventative maintenance tasks such as quarterly replacement of A/C filters.
- Schedule safety inspections to ensure there are no potentially dangerous conditions. Follow up to ensure work orders are completed in a timely manner for any safety related items.
- “Re-set” properties after guest departures to ensure ready for next guest.
- Schedule cleaning and replacing pool filters & pool decks.
- Schedule installation and programming of electronic smart door locks.
- Schedule and oversee monthly inspections of smoke alarms, fire extinguishers and emergency lights.
- Schedule maintenance & repairs with third-party vendors.
- Interview prospective new vendors, ensuring we always have multiple available of each type.
- Providing 5-star customer service to guests with issues or complaints and troubleshooting solutions to ensure the issue is resolved.
- Create, Prioritize and close out work orders.
- Meet with guests that have escalated issues, validating guest concerns ensure are being addressed.
- Work diligently to ensure that properties receive glowing reviews and referrals.
- Administrative duties will include filling out work orders for all work performed.
- Maintain up-to-date records of property inventory.
- Purchase, collect & deliver needed items for rental properties.
- Responsible for ensuring that supplies are adequately stocked.
- Maintain inventory records for all supplies purchased.
- Keep storage of equipment, linens & supplies neat and orderly.
- Create schedules for cleaners.
- Prepare incident reports following proper procedures.
- Ensure billing to property owners of all work completed or new items supplied.
- Communicating and following up with property owners regarding work orders performed in their properties. Ensure approval has been received.
- Assist business development team meeting with property owners interested in joining our rental program.
- Onboarding new homes to have rent ready, ensure meet safety standards, co-ordinate with marketing team.
- Decommission homes leaving rental program.
- Manage housekeeping to ensure high standards are being maintained.
- Schedule deep cleans, carpet cleans, pressure washing and painting as needed.
- Uphold Florida Vacation Homes standards for vacation homes and customer service.
- Respond to occasional after hours emergency calls.
- Computer skills required, must be proficient in email communication.
- Living local to Davenport/Kissimmee is preferred.
- Excellent interpersonal and communication skills.
- Valid driver’s license with a clean record.
- Willing to undergo a background check, employment history check, criminal check, and drug test prior to hiring.
- Flexible availability to respond to after-hours calls if the occasion arises.
