Our goal as a vacation rental property management firm is to offer the service you’d expect from a high-touch boutique company offering great attention to detail with intimate knowledge of each property as well as building a close relationship with each homeowner, along with the support, resources, and marketing power you get with a larger management company.
POSITION SUMMARY:
We are looking for a hands-on Vacation Rental Property Field Operations Manager, preferably experienced in the vacation rental industry. As our chosen candidate, you will manage and help grow a small portfolio of vacation rental properties located on Anna Maria Island. Some admin tasks can be done from home, the rest of the time would be spent in the rental properties.
Applicants must be self-motivated, hardworking, dependable, customer service friendly and trustworthy. The applicant must be able to deliver exceptional service to all guests and property owners as an ambassador of the company. Hospitality should remain a top priority when addressing guest concerns.
We're looking for a "jack of all trades" that can turn their hand to a wide range of maintenance and repair duties. More advanced repairs will be outsourced to contractors.
A smartphone will be provided and a company vehicle.
Base pay is a salary of $36,000. A bonus will be applied when a new homeowner joins our rental program in Anna Maria Island. Also an additional bonus is applied when a review is posted by a guest staying in one of our Anna Maria Island properties mentioning the property manager by name.
RESPONSIBILITIES:
The schedule and hours will vary from day to day depending on the work load.

RESPONSIBILITIES:
- Perform pre-arrival and post departure home inspections.
- Manage day to day property operations for a small portfolio of vacation homes.
- Act as owner liaison, meeting with property owners in person.
- Perform maintenance duties as needed.
- Carry out preventative maintenance tasks such as quarterly replacement of A/C filters.
- Carry out safety inspections to ensure there are no potentially dangerous conditions. Follow up to ensure work orders are completed in a timely manner for any safety related items.
- “Re-set” properties after guest departures to ensure ready for next guest.
- Turning on/off and troubleshooting pool heat equipment.
- Cleaning and replacing pool filters & pool decks.
- Assist in property renovations and upgrades such as wall mounting TV's, assembling furniture, painting.
- Installation and programming of electronic door locks.
- Monthly inspections of smoke alarms, fire extinguishers and emergency lights.
- Schedule maintenance & repairs with third-party vendors.
- Providing 5-star customer service to guests with issues or complaints and troubleshooting solutions to ensure the issue is resolved.
- Create, Prioritize and close out work orders.
- Meet with guests that have issues, validating guest concerns ensure are being addressed.
- Work diligently to ensure that properties receive glowing reviews and referrals.
- Administrative duties will include filling out work orders for all work performed.
- Maintain up-to-date records of property inventory.
- Purchase, collect & deliver needed items for rental properties.
- Responsible for ensuring that supplies are adequately stocked.
- Maintain inventory records for all supplies purchased.
- Keep storage of equipment, linens & supplies neat and orderly.
- Create schedules for cleaners.
- Prepare incident reports following proper procedures.
- Ensure billing to property owners of all work completed or new items supplied.
- Communicating and following up with property owners regarding work orders performed in their properties.
- Assist business development team meeting with property owners interested in joining our rental program.
- Onboarding new homes to have rent ready, ensure meet safety standards, co-ordinate with marketing team.
- Decommission homes leaving rental program.
- Manage housekeeping to ensure high standards are being maintained.
- Schedule deep cleans, carpet cleans, pressure washing and painting as needed.
- Uphold Florida Vacation Homes standards for vacation homes and customer service.
- Respond to occasional after hours emergency calls.
- Hands-on, basic maintenance knowledge with carpentry, electronic, AC/HVAC, plumbing, and other home systems.
- Basic computer skills required, must be proficient in email communication.
- Living local to Anna Maria Island is preferred.
- Excellent interpersonal and communication skills.
- Valid driver’s license with a clean record.
- Willing to undergo a background investigation, employment history check, criminal check, and drug test prior to hiring.
- Flexible availability to respond to after-hours calls if the occasion arises.
