Role Mission: As an Associate Estimator, you will support the estimating team while focusing on gaining experience and familiarity with company processes. You will assist with the preparation and review of purchase orders and tracking job variances, with a focus on delivering accurate and cost-effective estimates for Entry-Level Homes and SPECs. You will contribute to resolving issues, maintaining project schedules, and continuously developing your skills to enhance estimation practices and support organizational success.

- Average Cycle Time (Department)
- Average # of Total Variances per Closed Home (Department)
- Average # of Estimating Variances per Closed Home (Department)
- Total Variance % of House Budget for Closed Homes (Department)
- New Plans Created & Released (Department)
Accountabilities:
Interdepartmental Communications:
- Facilitates clear interdepartmental communication.
- Responds to interdepartmental questions in a timely manner.
- Communicates any plan, pricing, or option inconsistencies to Management.
- Interacts and communicates clearly with coworkers and vendors in a courteous, friendly manner.
- Works cooperatively with Sales and Production to address and resolve issues.
- Strong active listening skills.
Administrative Functions:
- Updates Pre-Construction schedule and completes timely payments for corresponding activities.
- Tracks & ensures EPO Reviews & Releases are done per schedule.
- Notifies Management of discrepancies in Pre-Construction schedules and documents.
- Helps with data input as requested by Managers.
- Prepares weekly Check-In reports and reviews changes in assigned EPOs with Estimating Manager.
Estimating Functions:
- Prepares & facilitates accurate & timely EPO Reviews & Releases with focus on SPECs and Entry Level Homes.
- Conducts thorough review of Purchase Orders
- Ensures budgets are accurate with price updates.
- Tracks & reviews job variances related to EPOs.
- Reviews VPOs for assigned Closed Homes.
- Performs other duties or tasks as assigned.

Qualifications, Knowledge & Skills:
- Construction associate degree or equivalent from two-year college or technical school preferred; or two to four years related experience and/or training in the multi-family industry; or equivalent combination of education and experience.
- Strong ability to meet multiple deadlines
- Proficient with MS Excel; knowledge of estimating software
- Experience with AutoCAD
