Key Responsibilities: As an Assistant Community Manager, you will play a crucial role in maintaining our multi-family property and assisting with day-to-day activities. In the absence of the Community Manager, you will manage and delegate tasks to ensure maximum performance from our dedicated staff. Your major duties and responsibilities will include, but are not limited to:
Marketing:
- Respond effectively to telephone inquiries, generating prospective resident visits.
- Show and demonstrate apartments, utilizing sales skills to showcase market-ready products.
- Follow up with prospective residents.
- Monitor telephone and walk-in traffic, conducting periodic market surveys.
Lease Administration/Compliance:
- Verify all applicants and income verification in accordance with section 42 LIHTC Compliance standards.
- Perform move-in inspections with new residents.
- Review welcome packets with new residents in a timely manner.
- Maintain legal records/files.
- Input daily activity on daily and vacancy reports.
Assist with Resident Relations:
- Prepare and process resident service requests.
- Assist with resident problems and complaints, including rent payments and service requests.
- Assist with the preparation of newsletters and promotion flyers.
- Assist with the planning of community activities and events.
Accounting Policies and Procedures:
- Maintain account records and journals, making bank deposits.
- Help prepare weekly and monthly reports as required.
- Assist in preparing legal action for evictions, as necessary.
Qualifications: We are looking for candidates with the following qualifications:
- Two years of experience with a property management company, in a position equal in responsibility to that of an Assistant Manager, receiving satisfactory performance evaluations.
- OneSite Experience preferred.
- LIHTC property experience is a PLUS!
