What are the responsibilities and job description for the Make Ready Technician position at Ridgemont Properties, Inc.?
Job Responsibilities:
- Must have a reliable vehicle that can move materials easily (ladders, fluorescent lights, and occasionally appliances).
- Completing make readies in a timely, cost effective, accurate manner.
- Able to have a cool head when in a heated situation with residents or team members.
- Adheres and follows all Federal, State and local Fair Housing Laws.
- Assessing and troubleshooting problems.
- Performing and maintaining supply inventory of all shops.
- The Make Ready Report must be used and turned in after every make ready per unit. This report is a breakdown of the turn. This report includes performing general apartment maintenance tasks such as painting, sheetrock repairs, general repairs, plumbing, carpentry, appliance repairs, installing of window coverings, installing of light fixtures and/or ceiling fans and electrical repairs.
- Maintaining curb appeal of the community with team members.
- Respecting the boundaries of confidentiality and safety.
- Represent the company in a professional manner at all times.
- Assisting the Maintenance Supervisor or Team Members with work orders, as needed.
- Follow established Key Policy.
- Secure all vacant units and shops at the end of each day.
- Follow all instructions and duties given by Maintenance Supervisor and Portfolio Manager, to include: Ground pick up bait box refills.
Administrative:
- Submit all supply order requests to Maintenance Supervisor.
- Submit weekly hourly maintenance logs to Portfolio Manager.
- Submit approved timesheet to Portfolio Manager.
- Submit PTO/Vacation requests to Portfolio Manager.
- Assist management team with other various tasks as required.
- Maintain open communication with all Alamo Heights Apartments Team Members.
- Contribute to cleanliness and curb appeal of the community on continuing basis.
- Attend functions and participate in any functions as directed by the Portfolio Manager and Maintenance Supervisor.
Safety Responsibilities:
- Maintain compliance with Fire Department regulations regarding the US Fire Code.
- Learn and ensure compliance with all company, local, state and federal safety rules.
- Ensures that unsafe conditions are corrected in a timely manner and/or are reported to the Portfolio Manager when necessary.
- Comply with all OSHA regulations.
- Wear safety glasses when necessary.
- Maintain MSDS binder as required by OSHA regulations.
- Must be able to push, pull, lift, bend and operate small and large machinery.
- Must possess a positive attitude and the ability to smile under all circumstances
- Ability to work a flexible schedule, including evenings and weekends
- Appearance must be neat, clean, and professional at all items throughout the workday and whenever present at a communities or Leasing Center.
- Comply with expectations as demonstrated in the employee handbook.
- Successfully pass drug tests.

· Universal HVAC, Plumbing or Electrical are preferred but not required
