Summary:
We are currently representing a growing General Contractor that is actively seeking a Project Manager with experience in commercial ground-up construction. This role involves managing all aspects of the building process from preconstruction through project completion, with direct responsibility for schedule, budget, vendor contracts, and team leadership. The ideal candidate brings a strong background in delivering commercial projects and a proven ability to lead multiple assignments simultaneously.
Responsibilities:
Oversee full project lifecycle from planning and development through execution and closeout
Lead procurement of materials, subcontractors, and vendors for each assigned project
Develop project scopes of work and negotiate subcontracts and supplier agreements
Maintain project budgets, track costs, and provide regular updates on financial performance
Create, maintain, and monitor detailed project schedules and timelines
Build and sustain strong working relationships with clients, consultants, and third-party agencies
Provide onsite supervision during key phases and travel to project sites 2–3 days per week
Coordinate quality control, safety standards, and schedule adherence across trades
Conduct project meetings, issue reports, and drive accountability among all stakeholders
Oversee project documentation including contracts, change orders, and closeout packages
Ensure successful completion of punch lists and turnover packages
Work closely with internal departments and project teams to ensure alignment and efficiency
Be directly responsible for project profitability and client satisfaction
Requirements:
Proven experience managing commercial construction projects in the $500K to $25M range
Strong leadership and planning capabilities; excellent judgment in problem-solving scenarios
Demonstrated ability to manage multiple projects and competing priorities
Proficient in writing contracts, project scheduling, estimating, and negotiations
Excellent organizational, communication, and interpersonal skills
Must be detail-oriented, deadline-focused, and results-driven
Capable of overseeing both field and office aspects of project delivery
Willingness and ability to travel regularly to project sites (2–3 days/week)
Qualifications:
Minimum of 2 years’ experience in commercial construction project management (3 preferred)
Strong understanding of commercial building systems and construction processes
Bachelor's degree in Construction Management or related field (preferred)
Demonstrated success in cost control, vendor management, and subcontractor coordination
