The position requires vast experience and practical knowledge of the construction of, and repair techniques and solutions for residential, commercial, and institutional buildings and structures. Integral to this position is an in-depth knowledge and understanding of project management, scheduling, construction budgeting, contract management, scope determination/review, and cost estimating. You will assist with the determination of the cause, origin, and extent of construction defects, design and installation deficiencies, water intrusions, and other building and system failures. An understanding and proficiency of installation standards, best practices, and procedures within the building construction and repair industry is essential. You will serve as a Cost of Repair Expert.
Responsibilities:
Physical Demands, Overtime, And Travel Requirements
Physical Demands - Work is performed both in an office setting and at outside locations (i.e. Client’s office, industrial, construction, and/or residential sites). Employee is frequently required to stand, walk on slope roofs, sit, climb ladders, bend, climb inside attics and crawl under homes and tunnels, balance, stoop, kneel, crouch, talk, hear, use handheld equipment and/or tools, and drive a motor vehicle to job sites. Employee may lift and/or move up to 50 pounds. Employee must be sharp, focused, and alert when conducting site inspections, speaking and interacting with clients, preparing written reports of findings, and testifying in deposition or trial. Clear vision and depth perception are also necessary.
Overtime - This position is classified as salaried with an exempt FLSA status. Regular working hours are 8:00 a.m. to 5:00 p.m., Monday through Friday, with one hour for lunch. There will be periods where overtime will be required, which the employee will need to comply with in order to meet the demands of the position.
Travel Requirements - This position requires up to 50% local/regional travel. Less than 5% out-of-area and overnight travel may be required.

Responsibilities:
- Duties in this key position involve the investigation and analysis of residential, commercial, and industrial properties and structures for the purpose of documenting design and installation deficiencies and failures.
- Assignments may include contract disputes, construction defects, installation deficiencies, material deficiencies, system deficiencies, review of repair scope and repair costs, development of comparative cost estimates, and water intrusions investigation.
- Duties include gathering photographic evidence, conducting investigations to document on-site conditions, overseeing field-testing, and reviewing historical documentation, contract review, review of repair scopes, reviewing repair cost invoicing, determining cost effective scope and repair techniques, and producing repair cost estimates.
- Must be able to develop detailed scope of repair cost estimates following conceptual repair protocols developed during Professional Engineer inspections.
- Preparation of oral and written reports to document the causes of failure, extent of damage, responsible parties, , associated work scope, and recommended remediation are essential as is providing opinions and expert testimony in litigation matters.
- Ability to initiate, develop and maintain mutually beneficial client relationships.
- Ability to work with, and build, a team of design and construction experts to provide the client with the best possible expert team for each matter.
- General Contractor License in CA with minimum of 15 years of experience in residential, commercial, institutional, and/or industrial construction.
- In depth knowledge of the ICC Code Library and jurisdiction and implementation of the building code, ADA compliance, and industry standards.
- 15 years’ experience in construction cost estimating software. Ability to produce Rough Order of Magnitude (ROM) estimates, as well as top down/bottom-up estimates. Must be proficiency in RSMeans and Xactimate.
- Previous daily construction project manager experience with a general contractor or developer including preparing cost estimates, awarding sub-contracts, preparing schedules, coordinating activities, and responsible for job site safety and profitability. Owners Representative experience is a plus.
- Hands on experience in the trades including excavation, masonry, general framing, electrical, mechanical, plumbing, exterior finishes, interior finishes, and site work is a plus.
- Knowledge of fundamental architectural and/or engineering principles, construction, and building component assemblies.
- The ability to clearly communicate in detail, both verbally and in writing to insurance adjusters, lawyers, design professional, or contractors, the details of the project's engineering/architectural or construction issues.
- Must be able to lift up to 50 pounds and able to perform inspections in confined spaces.
- Must be able to inspect building roof structures, exterior assemblies, and enter confined spaces as needed. presenting information to top management, clients, public groups and/or boards of directors.

Salary : $110,000 - $200,000
