Position Overview
As a Porter, you will be responsible for performing a range of maintenance tasks to keep our client properties in excellent condition. This role requires interaction with staff and clients and involves handling mechanical systems and performing various maintenance and cleaning duties.

Key Responsibilities
- Front Breezeways, Balconies, Walkways:
- Daily blowing of all public areas, spot clean spills, report resident items or unknown items to property manager, clear cobwebs, rotational cleaning of windows by section
- Pool Areas:
- Daily blowing of pool deck, empty trash receptacles and take to dumpster, straighten and clean furniture, check/maintain grills and fire pits, report pool issues or damages, brush off pool equipment, replenish propane tank
- Elevators and Lobby:
- Daily cleaning and polishing, report malfunctioning elevator cabs, daily cleaning of elevator tracks, daily cleaning of lobby area, weekly cleaning of windows, mopping or brushing floors daily, daily cleaning of door glass, emptying trash
- Stairwells:
- Daily walk-through to remove trash and spot clean floors, weekly cleaning of doors and handles, monthly brush cleaning of stairs and landings, daily cleaning of handrails, weekly removal of cobwebs, daily cleaning of spots and spills, weekly cleaning of windows at stairwell landings using tools
- Restrooms:
- Daily cleaning of entrance doors and handles, restocking supplies, emptying trash and taking to dumpster, clean trash receptacles, daily cleaning and disinfecting, monthly washing of walls and doors, weekly cleaning of vents and removal of cobwebs, daily sweeping and mopping of floors
- Parking Lot, Garage, Front Entrance Gate & Signage, Flag Poles:
- Empty trash and take to dumpster, clean trash receptacles, weekly cleaning of gate keypad and gate, weekly cleaning of signage, rotational removal of cobwebs from garage ceiling, as-need cleaning of spots and spills, treat oil spills, daily sweeping of high-traffic areas, daily inspection of accessible storage rooms, as-needed changing of flags
- Dumpster Area:
- Daily picking up of trash from inside and outside the dumpster enclosure, placing trash inside dumpster, daily notification to property manager if trash left outside
- Dog Run Area, Sidewalk to Boardwalk, Lakeside Retaining Wall:
- Daily removal of trash, as-needed cleaning of bird droppings,, as-needed replenishment of dog waste bags
- General:
- Reporting damage, malfunctioning equipment, unsafe conditions, and lights out to property manager daily
- Monthly meetings with property manager for quality control and feedback
- Additional Responsibilities:
- Exterior washing of surfaces on the lake side of the building to remove insects, staining from water damage, etc.
- Handling light maintenance tasks such as painting, light repairs, and changing light bulbs
- Scheduling and coordinating pressure washing of the garage, parking lot, and pool deck as needed
- Being available for project work when needed
- Power washing garage floors and building walls
- Washing windows
- Experience:
- Prior experience as a maintenance technician or porter preferred
- Skills:
- Strong attention to detail
- Ability to work independently and in a team
- Physical ability to perform cleaning and maintenance tasks
- Excellent communication skills
- Other Requirements:
