Rise Residential is seeking a Maintenance Supervisor who will effectively lead a maintenance team and actively participate in the maintenance of the physical condition of the entire community while promoting resident satisfaction.

The Maintenance Supervisor is responsible for overseeing the maintenance operations on property. This includes managing the maintenance team, scheduling repairs, performing inspections, and ensuring that all equipment and facilities are in excellent working condition. The Maintenance Supervisor ensures that all maintenance tasks are completed in a timely, cost-effective manner while adhering to safety standards and regulations.

  • Leadership : You will facilitate a high performing team through frequent communication and coaching of diverse skillsets to ensure property success.
  • Quality Control : You will provide feedback to the team on their work, and aren’t afraid to roll up your sleeves to help with work orders and projects.
  • Expense Management : You will review and analyze the property budget to ensure expenses are maintained within guidelines
  • Self-Starter: Are you someone who gets the job done, and done right with little supervision, but will ask for assistance when needed?
  • Service Oriented: Are you someone who prides themselves on creating happy residents? The residents are our customers, and we are here to make sure they have a wonderful experience living on one of our properties. You know the importance of how imperative it is to act quickly in regard to work orders and make sure the residents are living in a safe and comfortable environment.

What Your Day Consists Of:

  • Directly manage and lead maintenance team members while training them as you go to perfect their skills
  • Conduct regular performance assessments, provide constructive feedback, and foster a collaborative team environment.
  • Coordinate make-ready apartments scheduling and walk each “ready” unit to ensure it is ready for occupancy
  • Complete service requests in a timely manner prioritizing by date of request and urgency in nature.
  • Maintain inventory levels of routine items and ensure shop organization
  • Perform common area maintenance and ensure lighting is working and other safety items are complete.
  • Oversee the execution of maintenance projects, ensuring adherence to established timelines and quality standards.
  • Lead preventative maintenance program on a monthly, quarterly and annual basis
  • Participate in resident satisfaction programs
  • Communicate with customers, residents, investors, vendors, leadership,
  • Ensure all team members are apprised of any new safety recommendations
  • Enforce and uphold safety protocols, ensuring that all maintenance activities comply with regulatory standards.
  • Conduct routine safety inspections, identify potential hazards, and implement corrective measures.
  • Stay abreast of industry best practices to continuously enhance safety and operational efficiency.
  • Communicate regularly with management, providing insights into maintenance-related matters.
  • Participate in the recruitment and selection process for maintenance staff.
  • Collaborate with the Regional Director and HR in cases where termination is deemed necessary.
  • Ensure adherence to company policies and legal requirements in the termination process.
  • Communicate terminations professionally and follow established protocols.
  • Oversee the accurate recording of time worked by maintenance staff through timekeeping systems.
  • Review and approve timecards, ensuring compliance with company policies and labor regulations. Collaborate with HR to address any discrepancies or issues related to timekeeping.

What You Bring To Us:

  • High school diploma or GED (required)
  • EPA, state, HVAC and local certifications (required)
  • Pool and other state and local certifications (required)
  • Minimum 2- 4 years previous full-time work experience in apartment maintenance, or a trade that requires basic knowledge of electricity, plumbing, carpentry, painting, and HVAC (required)
  • Entrata software experience (preferred but not required)
  • Possess a valid driver’s license and current automobile insurance (required)
  • Own a basic set of hand tools (required)
  • Able to read service requests, schedules, and regularly converse with team members, residents, and vendors in English
  • Basic computer skills
  • Able to adhere to company policies, procedures, and practices
  • Able to establish and maintain effective working relationships
  • Able to maintain a professional and ethical atmosphere
  • Possess supervisory/managerial skills
  • Able to perform work responsibilities at locations other than “home” property
  • Able to travel within major metropolitan areas and may be required to attend company functions
  • Able to respond to emergency calls outside of normal business hours
