Help Wanted Maintenance Technician
The Maintenance Technician is responsible for routine and preventative maintenance in order to maintain the physical integrity of the property. Primary responsibilities are cleanliness and upkeep of property grounds, amenities, buildings, rental units, streets, equipment, utility systems. Essential functions and responsibilities of the position may vary from time to time to meet the needs of the Property and Residents.
Essential Responsibilities
- Ensure property is presentable, inviting and adheres to company standards at all times.
- Ensure common area lawns are manicured properly. Regularly treat weeds, weed whip, rake leaves, plant flowers/shrubs ensuring that landscape beds are free of weeds, trim shrubs and hedges and perform all other lawn care services as necessary.
- Ensure that trash and debris is picked up daily from common areas and streets.
- Maintain vacant sites, including removal of litter, weeds and leaves.
- Maintaining streets, sidewalks, driveways and parking areas
- Maintaining rental units including, but not exclusively, small appliance repairs, drywall repairs, electrical and plumbing repairs.
- Completing vacant unit turnovers.
- Maintaining Mobile Home Skirting
- Maintain infrastructure including water and sewer systems, electrical systems
- Cleaning and general maintenance of all building's interior and exterior including power washing, painting, window washing, weed pulling, pest control, concrete repairs, landscape, etc.
- Empty common area trash containers as needed.
- Routine equipment and vehicle maintenance, including trucks, lawn equipment, etc
- Inspect playground area and equipment, pool/spa area, and other amenities to ensure proper operation where applicable.
- Perform water testing and other maintenance duties related to well-water system, sewer system or on site water meters, if applicable. Including reading, repairing and installing meters.
- Maintain community pools to local and state standards, test chemical levels and adjust appropriately
- Follow safety procedures while performing duties, use of PPE, OSHA requirements, MSDS protocols, flammable storage, equipment & vehicle operation.
- Provide photographs to construction team of existing conditions and new construction work
- Coordinate with construction team for home deliveries
- Coordinate with construction team for onsite oversight of contractors
- Inspection of new homes upon delivery to ensure no damage/defects during manufacturing or delivery.
- Unpack of new homes and punch lists. Verify all home systems (appliances, plumbing, HVAC, electric etc.) are operational.
- Ability to install landscaping including top soil, plantings, grass seed/hay
- Ability to troubleshoot plumbing, electrical, hvac, etc. issues
- Experience with new home installations preferred
- Experience working with contractors preferred
- Working knowledge of lot preps, home sets, and associated infrastructure requirements (pedestals, water/sewer risers, propane/natural gas)
Qualifications
- Demonstrated knowledge of a broad experience in general maintenance and repair work.
- Ability to endure seasonal temperatures as working conditions require constant outdoor work.
- Valid driver’s license.
- General knowledge of plumbing, electrical and grounds maintenance.
- Must be able to lift 50 lbs.
- Ability to work well independently as well as on a team.
- Strong knowledge of various hand tools, power equipment and commercial machinery
- Strong knowledge of plumbing, electrical, carpentry and grounds maintenance
- Available to respond to community needs during non-business hours (may be required to be on call)

Pay: $18.00 - $24.00 per hour
