What are the responsibilities and job description for the Director Janitorial Services position at Riverbay Corporation?
Essential Job Duties and Responsibilities:
- Oversee the management of all aspects of Janitorial Services operations which includes 35 residential buildings throughout the Co-op City campus and a central sanitation/trash removal transfer station
- Oversee a team of supervisory level staff which manages approximately 300 employees (mostly 32BJ union members). This includes taking an active role in recruiting, hiring, training, evaluating and motivating employees
- Develop and manage a $12M department budget and approval of requisitions
- Ensure that the property operates in a cost-efficient manner while providing optimal quality of life to the residents by ensuring cleanliness of buildings and the surrounding grounds
- Develop and implement department policies and procedures, including required safety training
- Present ideas and recommendations for improved processes and efficiencies to executive management
- Represent the Department at Board meetings, Committee meetings, and Building Association meetings
- Partner with Procurement to identify service vendors and negotiate services contracts.
- Oversee, in conjunction with Construction and other departments, major capital improvements, as required.
- Performs other duties and responsibilities as assigned or needed.
Educational Requirements:
High School Diploma or equivalent
College and/or Advanced Degree, a plus
Continuing education in Best Practices (e.g. certifications, courses related to the industry, etc.
Bilingual (Spanish/English), a plus
Must possess a valid NY/NJ/CT/PA driver license in good standing
Work Experience and Minimum Requirements:
- Minimum of 10 years’ senior level managerial experience in a large urban residential complex, managing employees represented by collective bargaining units (unions)
- Demonstrated ability to plan, organize and supervise a large, diverse team (professionals and union staff)
- Knowledge of current best practices in the janitorial and building services industry, including use of chemicals, leveraging efficient methods and modern equipment
- Must have (and maintain) OSHA 30 certification
- Ability to communicate effectively, verbally and in writing
- Ability to identify problems and solutions

- Drug screening, as permitted by, and consistent with, applicable law.
Physical Requirements:
Persons performing service in this position classification may routinely exert up to 50 pounds of force to lift, carry, push, pull, or otherwise move objects. This type of work will involve regular walking or standing for extended periods of time. It may involve stooping or bending. Handling and working with various materials and objects are important aspects of this job.
