Job Complexity & Critical Skills:
- Serves as a key employee liaison between the client and RKW, projecting a professional and competent image.
- Crucial for client retention, collaborating closely with assigned Property Managers, Regional VP, President, and/or Developers to manage accounts and resolve operational challenges.
- Requires strong customer service, financial management, and supervisory expertise.
- Demonstrated ability to lead and motivate teams, setting clear goals and deadlines, fostering teamwork, and providing effective direction.
Essential Duties and Responsibilities:
- Maintains current knowledge of state and regulatory agency statutes, as well as client community documents, policies, and procedures.
- Ensures accurate and timely upload and updates of all documents within management support systems.
- Manages cash balances and monitors fund availability for capital improvement projects, while also overseeing delinquency and collection efforts.
- Monitors critical professional service contracts (insurance, legal) and contributes to major procurement processes for construction, maintenance, and supplies.
- Oversees property operations (leasing, collections, resident services, maintenance, administration, policies) to ensure compliance and drive community goals.
- Leverages lease-up expertise and manages diverse property types, including workforce housing, rehab/renovations, and distressed/turnaround properties.
- Conducts strong asset management analysis of property performance using Excel, providing market and sub-market insights.
- Assists in preparing, implementing, and meeting annual operating and capital budgets and forecasts, delivering accurate and timely financial reports, analyses, and budgets.
- Trains, coaches, and mentors Property Managers, participating in hiring processes for key site positions and ensuring adequate staffing.
- Proactively informs management and owners of capital plan developments.
- Implements and ensures compliance with regulatory agency policies and Tenant Selection Plan requirements (Fair Housing, Occupancy).
- Conducts regular site visits to evaluate market readiness, rents, delinquencies, and lease renewals. Holds team meetings and ensures adherence to company standards, including customer service.
- Oversees policies and procedures in alignment with corporate practices.
- Serves as the primary client liaison, managing owner relationships.
- Reports and discusses new ideas and staff performance with Senior Management regularly.
- Oversees weekly/monthly owner and regulatory reporting.
- Maintains detailed market and sub-market knowledge through competitor networking.
- Demonstrates excellent understanding of accounting practices and procedures, with prior financial analysis and budgeting experience.
- Exhibits strong planning and multitasking abilities.
- Is personable, professional, detail-oriented, and organized.
- Displays entrepreneurial spirit and willingness to travel for portfolio investment strategies. Requires reliable vehicle, insurance, and a good driving record.
- Experience working with Real Estate Investment Trusts (REITs) is a plus.
- Must work on-site at the corporate office on Mondays and conduct property site visits 2-3 days per week.
- Demonstrated experience in managing properties for third-party owners.
Job Requirements:
- Requires a strong managerial background with a minimum of four (4) years of Property Management experience. National Apartment Association designations CAM and/or CAPS preferred. Proficiency in OneSite/Realpage and Yardi is preferred.
- Must be flexible to work extended hours, including nights and weekends, as needed.
- Ability to react and address emergency situations promptly and be available for emergency calls.
- Required experience in successful lease-up initiatives for residential properties.
- Prior experience with Build-to-Rent (BTR) properties is highly preferred.
- Geographic Requirement: Must reside within the Greater Charlotte market or be able to reliably commute within a one-hour radius.
