Job Description

Position Title: Maintenance Tech I

Department/Cost Center: Property Management

Classification: Hourly (Over-Time as Needed)

Reports To: Property Manager & Regional Property and Asset Manager

Experience (preferred or required):

• HS Diploma and/or trade school Associate’s degree required
• 2-3 years of maintenance experience with residential homes and apartment units
• Requires reliable transportation, tools
• HVAC, Plumbing or Electrical experience or certification preferred
• Strong working knowledge of Google Docs and MS Office including Word, Excel, Outlook, and PowerPoint required

Essential Duties and Responsibilities:

• Complete all work orders for maintenance requests, including repairs for plumbing, electrical, HVAC, appliances, and general upkeep.
• Prepare vacant units to rent-ready condition, including trash-out, painting, flooring, hardware installation, and lighting repairs.
• Maintain property grounds and ensure common areas and exteriors are clean and well-kept at all times.
• Coordinate with vendors and subcontractors to complete specialized maintenance and repairs as needed.
• Perform move-in and move-out inspections, documenting unit conditions and coordinating repairs or cleaning as required.
• Track and maintain an inventory of supplies and tools; ensure timely procurement of materials for maintenance needs.
• Assist with routine property inspections to ensure safety and functionality, addressing any issues promptly.
• Communicate effectively with residents, vendors, and team members to ensure efficient operations.
• Attend meetings and training as required and complete administrative tasks related to maintenance activities.
• Perform other related duties as assigned to support property operations.

Physical Demands of Job:

• Ability to frequently lift up to 40lbs
• Ability to occasionally lift up to 100lbs
• Ability to walk/stand for majority of 8 hour shift
• Ability to frequently kneel, bend, squat/crouch, crawl, twist/turn, climb, reach above shoulders, etc.

Job Type: Full-time

Pay: $15.00 - $22.00 per hour
