Apartment Maintenance Technician
Anticipated Start Date: Monday, March 24, 2025
3 days per week. Hours: 9am - 4pm. On-call after hours and weekends.
Competitive wages.
3 paid vacation days available as they are accrued. 3 paid sick days and 2 paid personal days available after a 90 day probation period. Paid Holidays (if they fall on your regularly scheduled work day).

Summary:
Riverview Apartments is a 20 unit apartment complex and is seeking an apartment maintenance technician, please review the list of responsibilities and qualifications. We will consider candidates that do not necessarily have all of the qualifications, but have ample experience and abilities.
Responsibilities for apartment maintenance technician:
- Possess a valid driver’s license and reliable transportation (position may require some driving.)
- Ability to lift up to 50lbs.
- Provide proof of identity and eligibility to work in the United States.
- Demonstrate the ability to read, write, and communicate effectively.
- Possess basic computer skills.
- Interact well with co-workers, residents, vendors, and visitors.
- Responds to plumbing and heating related emergencies, which may include after-hours.
- Complete work orders generated from resident requests for service and complete work orders within required time frames and in a professional manner.
- General Maintenance of occupied apartments, involving basic troubleshooting, appliance repair, electrical work, and plumbing.
- General maintenance such as installing light fixtures, replacing HVAC filters, changing blinds, changing locks.
- Diagnose and repair problems in such areas as HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, painting, and masonry.
- Perform painting projects ranging from full interior painting of apartments to minor touch up and repair of walls and woodwork.
- Repairs drywall, painted surfaces, hard surface materials, various floor covering.
- Repairs locks/replaces locks.
- Test and replace electrical fixtures.
- Perform “make ready” projects for the preparation of vacant units.
- Maintains the exterior of the property daily to provide clean and acceptable curb appeal at all times.
- Maintain the grounds and landscaping.
- Keep grounds clean of trash and debris.
- Operate a riding mower, a blower, an edger, and a weed trimmer
- Perform general maintenance on lawn Equipment.
- Alerts Property Manager of any potential liabilities or repairs needed.
- Conduct move-in/move-out inspections.
- Inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services, meet quality standards, scope, and specifications.
- Apply all company policies and procedures relating to operating and safety standards.
- Follows procedures for obtaining materials, supplies, equipment, tools, and other items.
- Completes documentation and other paperwork timely and accurately so that service requests can be appropriately documented and tracked.
- General Janitorial maintenance
