What are the responsibilities and job description for the HOA Armed Security Officer position at Roaring Gap Club?
The Roaring Gap HOA Security Officer is responsible for the day-to-day security of the property working in tandem with the Roaring Gap HOA Sherriff Deputy and the General Manager of the Roaring Gap HOA. This position is a full time, exempt employee who is expected to work year round, hours will change based on the seasonality of the club.
Job Roles:
- Drive through property, to show presence of security.
- Maintain a relationship with our members, staff, and contractors.
- Assist members with Courtesy Officer duties, checking on members’ homes, letting contractors into homes, verifying false alarms, or other duties as requested by the membership and HOA, please see example list below.
- Learn to identify suspicious vehicles, persons, or activities and report them to the proper authorities, whether that is the local sheriff’s department or HOA management.
- Work directly with HOA Sheriff’s Deputy to maintain a level of security for property.
- Brief HOA Deputy on each other’s on daily work for consistency of protection.
Job Sepcifics:
- Roaring Gap HOA has a rotating short week / long week schedule, the HOA sets the schedule for the year in April, based on the Roaring Gap Club’s master schedule.
- There will be times that Roaring Gap HOA needs the off-duty officer to be on duty for additional assistance, an off-duty bonus is paid for time outside of the rotating off schedule
- Roaring Gap HOA does require that during the 12 hour shift you will be present and visible to the membership at the various different HOA and Club Amenities, or patrolling the community.
Experience or Education:
- 4 -5 Years of Private Security, Military, or Active Duty First Responder experience is required
- Valid Driver’s License
- The ability to receive and maintain a North Carolina Private Protective Services License within 120 days of employment.
- Able to receive or maintain privately, NC Concealed Carry License, and professionally the NC DPS Armed Guard License.
- Required to start a certification program for Emergency Medical Service Training, within one year of employment, HOA will pay for the course, and upon completion of program, a raise in base salary will occur.
Payroll & Benefits:
- Base Salary of $50,000 with a 10% bonus at year end, based on meeting HOA standards
- Work Vehicle and gas will be provided for working times.
- 15 days of PTO per year, along with a paid 2-week club closure, PTO cannot be taken during the period between Memorial Day and Labor Day.

Standard Security Related Calls:
- Member or staff locks keys in car we unlock it
- unlock houses for pest control,|
- patrol area to see if anyone is around that doesn’t belong
- wildlife calls
- check facilities at the end of the night make sure things are locked and secured
- Alarm calls at members house, fire, burglar, panic etc.
- 911 hangups from the water tower
- sometimes members homes if kids are playing with a phone.
- Check members homes when they ask do a walk through.
- 911 calls such as medical, fire, law enforcement related calls.
