Chief Maintenance Engineer – Commercial Buildings
Location : Dallas
Position Summary :
We are seeking a qualified Chief Maintenance Engineer to oversee the maintenance, operation, and repair of two commercial buildings in downtown Dallas. The ideal candidate will possess a minimum of 3 years of supervisory experience and a comprehensive understanding of building systems, including HVAC, electrical, plumbing, and general maintenance.
Key Responsibilities :
Building Operations & Maintenance :
Maintain, operate, and utilize general contractors to repair all HVAC systems, electrical distribution, plumbing systems, and other building equipment.
Conduct building interior / exterior repairs and oversee related grounds.
Implement and manage preventive maintenance programs to ensure longevity of building machinery and systems.
Team Leadership & Training :
Lead shift operations by assigning tasks, reviewing work, and providing procedural and technical training.
Supervise engineering staff and subcontractors, inspect work for quality, and ensure spaces remain operational and efficient.
Project Support & Financial Oversight :
Collaborate with construction managers on building and tenant improvement projects.
Assist with onboarding new acquisitions, including due diligence for operational readiness.
Play a key role in lease negotiations regarding base building specifications, landlord / tenant work, and operational agreements.
Develop capital and deferred maintenance plans with construction and property management teams.
Emergency Management :
Quickly respond to emergency situations, coordinating assistance when necessary.
Other Duties :
Perform additional responsibilities as assigned.
Qualifications :
Minimum of 3 years of supervisory experience in building maintenance operations.
Strong technical skills in HVAC, electrical, and plumbing systems.
Proven ability to lead and train engineering teams.
Experience collaborating on construction projects and lease negotiations.
Knowledge of preventive maintenance programs and property management.
Exceptional problem-solving skills and capacity to respond effectively during emergencies.
Familiarity with capital planning and deferred maintenance strategies is a plus.
