Commercial Property Manager


Position Summary:

We are seeking a dynamic and experienced Commercial Property Manager to oversee and coordinate the overall operations, management, and performance of commercial properties. The successful candidate will be responsible for maximizing property value, maintaining tenant satisfaction, managing budgets, and ensuring proper upkeep of facilities. The ideal candidate will have a strong understanding of property management best practices, financial acumen, and excellent communication and problem-solving skills.


Key Responsibilities:


Tenant Relations:


Serve as the primary point of contact for tenants, addressing inquiries, concerns, and lease compliance issues.

Build and maintain positive relationships with tenants to ensure satisfaction and long-term occupancy.

Coordinate leasing activities, including lease renewals, expansions, and terminations.

Property Operations:


Oversee the daily operations of commercial properties, ensuring they meet safety, maintenance, and cleanliness standards.

Work with service providers and contractors to schedule property maintenance, repairs, and improvements.

Conduct regular property inspections to assess conditions and address any required improvements.

Financial Management:


Develop and manage annual property budgets, including operating expenses, capital expenditures, and income projections.

Review and approve invoices, ensuring costs align with approved budgets.

Oversee rent collection and ensure timely follow-up on delinquencies while adhering to lease terms.

Leasing and Marketing Support:


Collaborate with leasing agents or brokers to attract and retain tenants.

Assist in developing and executing marketing strategies to promote available property spaces.

Provide input to enhance vacancy leasing efforts.

Compliance and Risk Management:


Ensure that properties comply with all applicable building codes, safety standards, and regulations.

Manage vendor contracts and maintain strong vendor relationships to ensure service quality and adherence to contracts.

Address tenant disputes and escalate issues as necessary, always aligning with company policies and local regulations.

Qualifications:


Bachelor’s degree in Business Administration, Real Estate, or a related field is preferred.

Minimum of 3–5 years of experience in commercial property management or real estate.

Strong knowledge of property financial planning, budgeting, and leasing practices.

Excellent organizational, leadership, and multitasking abilities.

Strong verbal and written communication skills to interact with tenants, vendors, and internal stakeholders effectively.

Proficiency in property management software and Microsoft Office Suite.

Knowledge of local market trends and real estate regulations.

Preferred Skills and Certifications:


Certification in property management (e.g., CPM® through IREM, RPA® through BOMI International, or similar) is highly desired.

Familiarity with green building standards and sustainability practices is a plus.

Ability to handle high-pressure situations, prioritize tasks, and meet deadlines.
