Regional Manager
Compensation range : $80,000 - $93,000 per year based on experience.
Summary :
The Regional Manager will oversee 8 entities in the assigned portfolio and will directly supervise Community Managers and Senior Community Managers. The Regional Manager will work with onsite staff and corporate staff to ensure the effective management and maintenance of various properties while promoting company culture, mission and values. The employee has a high level of industry experience and acts as a mentor to site staff.
Essential Functions :
Financial Analysis :
- Manages assigned properties in the most efficient and profitable manner.
- Prepares annual operating budgets.
- Accurately and comprehensively conveys all operational reports and recommends appropriate strategies.
Marketing & Quality Leasing :
Establishes and implements leasing goals and monitors leasing and move in of new residents.Prepares innovative and detailed marketing and resident retention plans.Resident Retention :
Enforces resident retention practices and services request follow-ups.Ensures consistent, professional and respectful communications to all residents.Maintenance :
Ensures all physical aspects of the property are, at all times, fully functional and maintained in an attractive condition.Ensures effective preventative maintenance programs.Ensures units are turned over within 3 to 5 days .Compliance :
Understands and ensures compliance with all federal, state, and local government regulations, codes, laws, and governing agencies.Has knowledge of and cooperates with area or municipal associations.Maintains full and ethical compliance of all files and ensures maintenance according to regulations.Meets with REAC, DHCR, HUD, USDA, Investors and Auditors to conduct tours and property audits.Administrative :
Conducts routine site inspections.Maintains a professional customer service office atmosphere to ensure all individuals feel welcome.Ensures timely communication with supervisor, executive leadership team and applicable corporate staff.Keeps organized records.Negotiates property contracts with vendors in collaboration with Operations and Risk Management.Assists Property Managers with preparation of administrative documents for investors and auditors.Effectively, respectfully, and professionally partners with all staff at all times.Mental and Physical Demands :
Must be willing to contribute to harmonious and professional workplace environment, where all individuals are treated with respect, upholding our zero-tolerance policy for prohibited conduct.Required to have complete knowledge of all phases of leasing and resident retention.Must have excellent interpersonal, customer service, organization, time management, conflict resolution, and verbal and written communication skills.Required to be computer proficient in Microsoft Office and ability to navigate the Internet.Knowledge of OneSite or similar management software needed.Must be able to manage a flexible schedule including overtime.Must have valid driver’s license and New York State motor vehicle insurance along with reliable transportation (travel reimbursement included).Possession and required use of a personal cell phone required (reimbursement included).Required to sit for prolonged periods; exposed to visual display terminal for prolonged periods; dexterity and precision required in the operation of a computer.Must be able to walk, lift and move light loads (20 lb. max), bend, stoop, and climb stairs on a regular basis.Supervisory Responsibilities :
Hires new staff in cooperation with Human Resources.Encourages and facilitates training for staff.Manages high-quality onsite staff through implementation of effective recruiting, training, motivation, evaluation and development programs in conjunction with corporate staff.Ensures staffing schedules are consistent with property needs, being prepared to augment onsite staff, as needed.Ensures consistent, respectful and professional communications to all staff at all times.Implements strategic growth plan in coordination with Executive Leadership.This position oversees all employees at the site level within their portfolio.Models leadership and leads by example.Is committed to ongoing principles of creating diverse, equitable and inclusive strategies.Reinforces compliance of all Human Resources policies with staff.Assists with successfully onboarding new staff members.Effectively performs and documents appropriate staff evaluations; is dedicated to assisting employees in managing their careers and reaching their professional goals.Core Competencies / Qualifications :
High School Diploma required; Associate degree / Real Estate Education / Degree Preferred.Minimum of five years’ experience in property / maintenance management or related field.Must have or ability to obtain certifications for programs applicable to the portfolio within six months of hire.If being promoted into role, must have positive employment history and up to date on necessary trainings.Command of the English language with the ability to edit the work of others.Familiar with standards for business letters, memos, contracts, etc.NYS Notary License must be obtained within six months of hire.Performs other duties as assigned and commits to promoting company culture, mission and values.Join our team and make a difference!
