Position Summary and Job Duties
To perform skilled maintenance work at the Rock County Jail/Sheriff's Department facility in several different disciplines; direct digital control systems, heating, ventilation, air conditioning, electrical, plumbing, building service, and grounds
60% Troubleshoot, maintain and repair a variety of equipment and systems.
- Digital and analog controlled devices including electrical/pneumatic controls, analog temperature sensors, digitally controlled low voltage relays, pressure differential sensors and humidistats.
- Hot water boilers, hot water systems, pumps, bearings, pulleys, sheaves, and associated equipment required to maintain a hot water heating system.
- Chilled water compressors, cooling towers, chilled water systems, evaporators, condensers, pumps, motors, pulleys, sheaves, bearings, and associated equipment required to maintain air conditioning systems
- Air handling equipment, including filters, coil, dampers, actuators, motors, belts, pulleys, sheaves, bearings, shafts, and associated equipment required to maintain a ventilation system.
- Sinks, toilets, faucets, flushometers, valves, piping, drinking fountains, and associated equipment required to maintain a plumbing system.
- Electrical equipment including fixtures, interior and exterior lighting, switches, contactors, starters, emergency generators, and associated equipment required to maintain an electrical system
- A variety of commercial mowers and grounds equipment.
- Fire protection systems.

25% Perform routine building maintenance and services
- Maintain, repair, and replace flooring, painting, and drywall as needed.
- Repair office furniture, move office furniture, and transport furniture and other items to off-site facilities.
- Change light bulbs as necessary.
10% Maintenance of building and Grounds
- Mowing (as needed), trimming, pruning, and landscape maintenance.
- Planting flowers and shrubs.
- Watering and weeding.
- Cleaning of grounds including parking areas.
5% Perform other duties as assigned
Success Factors (KSA's)
- Working knowledge and experience operating computer controlled HVAC systems. Knowledge of HVAC life safety interfacing and relay logic.
- Working knowledge of a hot water heating system and air conditioning systems
- Working knowledge of ventilation, plumbing, and electrical systems.
- Ability to maintain buildings and grounds.
- Working knowledge of fire protection systems, secured detention equipment, and CCTV equipment.
- Ability to perform the required maintenance services at leased facilities.
- Ability to work with and coordinate work with contracted service agencies.
- Ability to prioritize work projects.
- Ability to work with contractors.
Job Requirements, Education, Training & Experience
- Graduation from a high school or its equivalent. Three years experience in HVAC maintenance, operation of direct digital control systems, electrical maintenance and plumbing; or equivalent combination of training and experience which provides the knowledge, skills and abilities to do the job.
- Must possess and maintain a current unrestricted (not due to corrective lenses) driver's license and auto insurance pursuant to the Rock County Administrative Policy and Procedure 5.02 and 5.27.
- Able to pass a criminal backgroung investigation due to working in secure facilities.
- Ability to maintain confidentiality due to working in secure facilities.
Essential Job Functions (physical elements, equipment and working conditions)
Physical Elements
- Lift, push, pull
- Must be able to lift 50 lbs.
- Carry 50 lbs. up stairs; to roof.
- Pull 50 lbs. up to roof.
- Shovel/push snow by hand (sidewalks)
- Bending, squatting, kneeling
- Must be able to bend, squat, kneel, in order perform maintenance activities on cell - combi-units, security elements, dispatch stations, and plumbing chases.
- Under floor work, run wiring, change equipment.
- Climbing, overhead work
- Must be able to climb stairs, ladders, roof access ladders.
- Must be able to work for a sustained period of time on ladders to change lights, repair fixtures, door maintenance.
- Must be able to work off a lift platform/climb scaffold.
Equipment Use
- Variety of electric and non-electric hand tools, multi-meter testing equipment, sewer augers, lift platform, scaffolding, walk behind snowblowers, mowing equipment, weed eaters, hand shovels, weed sprayers.
- Operation of motor vehicles including pick-up trucks with plow and salter attachments, box trucks, lift gates, tractors and skid steers with a variety of grounds keeping attachments.
Working Conditions
- Both indoor and outdoor work during all four seasons - Winter, with cold, ice and snow; Summer, with high heat and humidity.
- CPR/AED certification
- Possible exposure to blood and/or body fluids.
